Mansfield Planning Board Unanimously Approves Sunrise Erectors Manufacturing Expansion

Planning Board · Meeting of July 22, 2026

Mansfield Planning Board clears 7,250-square-foot manufacturing expansion for Sunrise Erectors. The board voted unanimously Tuesday to approve a site plan modification at 87 Central Street and 30 Winthrop Street, allowing Freetown 3 Acquisition LLC to attach a new building, designated B-1, to an existing industrial structure in the I-3 zone. Engineer Craig Siganowski of Rim Engineering presented the project on behalf of principals John Erickson and Nathan Dunbar, who said the expansion is tied to a fabrication contract with Belgian window and door manufacturer Rainier's and follows a $1 million equipment investment.

The company employs 350 people total, with 70 at the Mansfield site and five to six new hires anticipated. The board also voted unanimously to grant a partial filing fee waiver, setting the application fee at $690 based on the 17,400-square-foot area of disturbance rather than the full 6.6-acre parcel, plus $398 for 199 abutters, for a total of $1,088. Conditions include lighting reduced to security-only by 9 p.m., resolution of a registered-land parcel boundary issue with town departments, and proactive coordination with the MBTA before construction begins near the abutting rail corridor.
