Acushnet Home Prices Range Widely as June-July Sales Top $975,000

ACUSHNET -- Twenty-nine property transfers were recorded in Acushnet between June 26 and July 25, with sale prices ranging from $189,000 to $975,000 where disclosed. Nearly half of the recorded deeds -- 14 of 29 -- listed no sale price, many of them transfers within the same family or into a trust rather than open-market sales.

MARKET OVERVIEW

The Bristol County (New Bedford District) Registry of Deeds recorded 29 property transfers in Acushnet during the period, of which 15 disclosed a sale price. Disclosed prices ranged from $189,000 to $975,000, with a median of $540,000. The 29-transfer count reflects a active volume of recorded activity by raw count alone, though the high share of undisclosed-price transfers -- 14 of 29 -- limits how much of the period's total activity can be assessed on price.

NEIGHBORHOOD BREAKDOWN

Main Street saw four recorded transfers in the period: 489 Main St. ($833,000), 218 Main St. ($940,000), 853 Main St. ($577,875) and 488 Main St. (price not disclosed, a transfer from Pamela A. Phaneuf to herself as trustee). James Street had three transfers: 123 James St. ($540,000), 119 James St. ($430,000) and 44 James St. (price not disclosed, a transfer between Gracinda S. Biallas as trustee and in her individual capacity). Middle Road had two: 955 Middle Rd. ($475,000) and 307 Middle Rd. ($335,000).

Among the 15 disclosed sales, seven fell below $500,000 (from $189,000 to $485,000) and eight fell between $500,000 and $975,000. No disclosed sale exceeded $1 million.

MARKET NOTES

Twelve of the 29 recorded deeds -- roughly 41% -- listed the same or closely related name as both grantor and grantee, consistent with transfers into a trust, out of a trust, or between family members rather than arm's-length sales. These included properties on Jean Street, Mattapoisett Road, Main Street, Diane Street, Quaker Lane, Hershey Way, Myrtle Avenue, Nye Avenue, James Street, Nelson Avenue, Cushman Street and Hope Street. None of these 12 transfers disclosed a sale price.

Two adjoining recorded transfers -- on Garfield Street and Hayes Street -- moved from an individual seller, Robert C. Roderiques, to Village Green Condominiums LLC on July 16; neither disclosed a sale price. The registry data does not indicate property type, so no single-family-versus-condominium breakdown can be reported beyond this entity name.
