New Bedford Median Sale Price Reaches $451,500 Amid Wide Price Range

NEW BEDFORD -- The city saw 140 property transfers recorded at the Bristol County (New Bedford District) Registry of Deeds between Aug. 14 and Sept. 12, with disclosed sale prices ranging from $500 to $1,050,000. Acushnet Avenue was the single busiest corridor, accounting for nine of the recorded transfers.

MARKET OVERVIEW The registry recorded 140 total property transfers during the period. Of those, 88 included a disclosed sale price; the remaining 52, or 37 percent of all transfers, did not list a consideration amount, a pattern common in transfers between family members, into trusts, or involving estates. Among the 88 disclosed-price sales, prices ranged from $500, a New Bedford City Treasurer transfer on State Street, to $1,050,000, and the median sale price was $451,500. The raw count of 140 transfers in four weeks reflects a high volume of recorded activity, though more than a third of that volume consists of non-arm's-length or intra-family transfers rather than open-market sales.

TOP SALES The period's highest-priced transaction was 760-764 Coggeshall St., which sold for $1,050,000 on Sept. 10; the seller was 2 Seas Properties LLC and the buyer was JS Residential LLC. The second-highest sale was 14 Nina St. at $900,000 on Aug. 27, sold by Albertina Pereira to Michael Alexander McBath. Third was 203 Deane St. at $725,000 on Aug. 26, sold by Blaine Hopwood Jr. to Ryan Souza. Fourth was 1653 Acushnet Ave. at $715,000 on Sept. 8, sold by DGS Property Management LLC to Guerthie Narilus. Fifth was 470-472 Ashley Blvd. at $700,000 on Aug. 31, sold by Richard Machnowski to Timothy J. Lopes, trustee.

NEIGHBORHOOD BREAKDOWN Acushnet Avenue was the most active street in the dataset, with nine recorded transfers, seven of them with disclosed prices ranging from $325,000 to $715,000. Ashley Boulevard had four transfers, two with disclosed prices of $660,000 and $700,000. County Street also had four transfers, three disclosed, ranging from $200,000 to $513,000. Belleville Road recorded three transfers, one disclosed at $534,000. By price tier among the 88 disclosed sales: 54 sold under $500,000, 33 sold between $500,000 and $1 million, and one sold above $1 million.

MARKET NOTES A number of transfers in the dataset carried hyphenated or multi-number street addresses, such as 760-764 Coggeshall St., 1083-1085 County St. and 1984-1986 Acushnet Ave., consistent with multi-unit properties changing hands alongside single-address sales. Roughly 40 percent of all recorded transfers, most of them without a disclosed price, listed the same or a related surname as both grantor and grantee, or listed the buyer as a trust bearing the seller's name, a pattern typical of intra-family or trust transfers. Two names appear on both sides of separate transactions during the period: Blaine Hopwood Jr. bought 115 Rickeston St. for $675,000 on Sept. 2 and sold 203 Deane St. for $725,000 on Aug. 26; Albertina Pereira sold 14 Nina St. for $900,000 on Aug. 27 and bought 76 Seth Daniel Dr. for $675,000 on Sept. 4. The lowest recorded price in the dataset, $500 for a State Street parcel, was a transfer from the New Bedford City Treasurer to Whaling City Real Estate LLC.
