Acushnet Home Prices Span $25,000 To $1.28 Million As Family Transfers Rise

ACUSHNET -- A single-family home on Alison Drive sold for $1,277,500 in late July, the highest recorded price among 30 deeds filed in Acushnet over the past four weeks. Nearly 40 percent of those deeds were transfers between family members or into trusts, a pattern that left roughly a third of the month's transactions without a disclosed sale price.

MARKET OVERVIEW

The Bristol County (New Bedford District) Registry of Deeds recorded 30 Acushnet property transfers between July 17 and August 15. Of those, 18 listed a disclosed consideration amount, ranging from $25,000 to $1,277,500, with a median sale price of $487,500. Thirty recorded deeds in a four-week span is a substantial volume of activity for the town, though the high share of same-family and trust transfers, most without a listed price, limits how much of that volume reflects arm's-length market sales.

TOP SALES

The period's highest-priced transaction was 17 Alison Drive, which sold for $1,277,500 on July 31; Moniz Properties Inc. was the seller and Domingos Adao the buyer. At 219 Leonard St., Carla Almeida Fontes sold to Debra Arruda for $975,000 on July 17. A property at 185 Mattapoisett Road changed hands for $850,000 on July 28, with Shane Tracy selling to Mark Winterbottom. At 15 Heritage Road, Karen L. Roderick-Bates sold to Kristin J. Indio for $728,500 on July 30. Rounding out the top five, 97 Middle Road sold for $565,000 on August 7, with Abigail Culver selling to Joseph Cortlandt Rasch.

NEIGHBORHOOD BREAKDOWN

Several streets recorded more than one sale during the period. Middle Road had two transactions: 97 Middle Road at $565,000 and 955 Middle Road at $475,000. Mattapoisett Road also had two: 185 Mattapoisett Road at $850,000 and 15 Mattapoisett Road, price not disclosed. Main Street saw two deeds, 363 Main St. at $500,000 and 488 Main St., price not disclosed. James Street had two same-day sales on July 22: 123 James St. at $540,000 and 119 James St. at $430,000. Jean Street recorded two transfers, 20 Jean St. at $335,000 and 53 Jean St., price not disclosed. Coulombe Street (recorded in the deed data as both "Coulumbe" and "Coulombe") had two transactions, at numbers 35 and 56, both with price not disclosed. And two deeds recorded August 6 list the same address number, 57, on both Burr Avenue and Burr Street, with Eldon Hopkins as both seller and buyer on each, suggesting the two records may reference the same property under differing street-name conventions.

Among the 18 sales with disclosed prices, nine were under $500,000, eight fell between $500,000 and $1 million, and one, the Alison Drive sale, exceeded $1 million.

MARKET NOTES

Twelve of the month's 30 deeds, 40 percent, list a seller and buyer sharing the same surname, and most of those involve a trust designation on the buyer's side. These transfers, including two each for the Hopkins, Phaneuf and other family names, largely lack a disclosed sale price and account for much of the gap between the period's 30 total transactions and its 18 disclosed prices. Buzzards Bay Coalition Inc., a conservation nonprofit, appears twice in the data: as buyer of 0 Morton Lane for $25,000, the period's lowest recorded price, and as seller of 91 So Main St. for $200,000. Village Green Condominiums LLC sold 12 Hayes St. for $524,900, the only transaction in the dataset tied to a condominium entity by name. No bedroom, bathroom or square-footage data is available in the deed records, so no price-per-square-foot comparisons can be made.
