Acushnet Home Prices Span $25,000 to $1.28 Million in July Deeds

ACUSHNET -- A single-family sale on Alison Drive topped $1.27 million in July, the highest price recorded in a month that saw 29 property transfers filed with the Bristol County (New Bedford District) Registry of Deeds.

MARKET OVERVIEW

The registry recorded 29 real estate transactions in Acushnet between July 3 and Aug. 1. Of those, 19 included a disclosed sale price; the remaining 10 were recorded without a stated consideration amount, which is common for deed transfers between family members, trustees or estates. Among the 19 disclosed sales, prices ranged from $25,000 to $1,277,500, with a median sale price of $524,900. Twenty-nine recorded transactions over four weeks is a steady pace of activity by count alone; the data here does not include a prior-month or year-over-year comparison to say whether that represents a change in pace.

TOP SALES

The month's highest-priced transaction was 17 Alison Dr., which sold for $1,277,500 on July 31. Moniz Properties Inc. was the seller and Domingos Adao the buyer. At 219 Leonard St., the property sold for $975,000 on July 17, with Carla Almeida Fontes as seller and Debra Arruda as buyer. At 218 Main St., the sale price was $940,000 on July 10; the Resendes Family Nominee Trust was the seller and Abade Holdings LLC the buyer. On Mattapoisett Road, 185 Mattapoisett Rd. sold for $850,000 on July 28, with Shane Tracy as seller and Mark Winterbottom as buyer. Rounding out the top five, 15 Heritage Rd. sold for $728,500 on July 30, with Karen L. Roderick-Bates as seller and Kristin J. Indio as buyer.

NEIGHBORHOOD BREAKDOWN

Main Street saw the most recorded activity of any street, with four transfers during the period: 363 Main St. ($500,000), 853 Main St. ($577,875), 218 Main St. ($940,000) and 488 Main St. (price not disclosed). James Street had two sales at neighboring addresses -- 123 James St. sold for $540,000 and 119 James St. sold for $430,000, both on July 22. Morton Lane also recorded two transfers: a $25,000 parcel at 0 Morton Lane that went to Buzzards Bay Coalition Inc., and a $600,000 sale at 5 Morton Lane. Hayes Street and Mattapoisett Road each logged two recorded transfers as well. By price tier, one sale exceeded $1 million, 10 disclosed sales fell between $500,000 and $1 million, eight disclosed sales were under $500,000, and 10 transfers carried no disclosed price.

MARKET NOTES

Eight of the 10 undisclosed-price transfers this period involved a seller and buyer with the same name or the same individual transferring to their own trust, including transactions at 8 Wamsutta Ave. (Olivier to Olivier), 53 Jean St. (Sayles to Sayles), 15 Mattapoisett Rd. and 488 Main St. (both Phaneuf to Phaneuf Trust), 9 Diane St. (Alfonse to Alfonse Trust), 157 Quaker Ln. (Lynch to Lynch), 3 Beechwood Dr. (Robitaille to Robitaille Trust) and 8 Hershey Way (Ferreira to Ferreira Trust). These are consistent with estate or family trust transfers rather than open-market sales; the deed data does not indicate the reason for each transfer. Village Green Condominiums LLC appears in three transactions this period, as seller of 12 Hayes St. ($524,900) and as buyer of two undisclosed-price parcels on Garfield Street and Hayes Street. Buzzards Bay Coalition Inc. appears twice, as buyer of the $25,000 Morton Lane parcel and as seller of 91 So Main St. ($200,000). No bedroom, bathroom or square-footage figures were available in the deed records reviewed for this period.
