Acushnet's priciest August sale reaches $1.27 million on Alison Drive

ACUSHNET -- Thirty-two deeds recorded in Acushnet between July 31 and Aug. 28 show a top sale of $1,277,500 on Alison Drive, while roughly a third of the month's transactions were transfers between family members or into trusts rather than open-market sales.

MARKET OVERVIEW

The Bristol County (New Bedford District) Registry of Deeds recorded 32 property transfers in Acushnet during the period. Of those, 18 included a disclosed sale price; the remaining 14 were recorded with no consideration reported, which is typical for trust, estate and family transfers. Disclosed prices ranged from $25,000 to $1,277,500, with a median of $474,000. The volume of recorded deeds, 32 in a single month, is notable on its own, though nearly half carried no reported price, making it difficult to characterize overall market direction from price data alone.

TOP SALES

The month's highest-priced transaction was 17 Alison Drive, which sold for $1,277,500 on July 31. The seller was Moniz Properties Inc. and the buyer was Domingos Adao. The second-highest sale was 6 Evergreen Drive at $937,400 on Aug. 24, sold by David Nava to Zachariah Lee Culver. At 1527 Main Street, Paul Arruda sold to Zachary Joseph Stupalski for $655,000 on Aug. 28. Carlos H. Mota Jr. sold 14 Ludlow Street to Maria Vierbickas for $635,000 on Aug. 21. Rounding out the top five, 2 Westland Street sold for $610,000 on Aug. 27, with Meghan Fenton selling to Enedina Briggs.

NEIGHBORHOOD BREAKDOWN

Among sales with disclosed prices, 10 fell under $500,000, seven fell between $500,000 and $1 million, and one, the Alison Drive sale, exceeded $1 million. Main Street had two recorded sales in the period: 1527 Main St. for $655,000 and 1324 Main St. for $607,500. Blain Street also had two transactions: 11 Blain St. sold for $430,000, while 22 Blain St. was recorded with no price disclosed as a transfer from Antonio Pacheco to Nicholas Pacheco, trustee. Coulombe Street (recorded in the data as both "Coulumbe" and "Coulombe") had two transfers, at 35 and 56 Coulombe St., neither with a disclosed price. Burr Avenue and Burr Street each recorded one transfer on Aug. 6, both from Eldon Hopkins to Eldon Hopkins, appearing to reflect the same address under two street-name renderings in the registry data.

MARKET NOTES

Ten of the 32 recorded deeds were transfers in which the grantor and grantee share the same name, indicating a move into a trust rather than a sale to a new owner: properties on Tootle Lane, Leonard Street, Wing Road, Coulumbe Street, Douglas Lane, Burr Avenue, Burr Street, Coulombe Street, Wood Road and Wamsutta Avenue. Two additional transfers, on South Orchard Street and Blain Street, moved between family members with different first names but the same surname. None of these 12 transfers carried a disclosed price. Among the 18 sales with disclosed prices, the data shows one condominium transaction, 12 Hayes Street, sold by Village Green Condominiums LLC to Daniel Corcoran for $524,900. The lowest-priced disclosed sale, $25,000 for a parcel listed as 0 Morton Lane, went from Howard Tucker to the Buzzards Bay Coalition Inc., a nonprofit, on July 31. Bed, bath and square-footage figures were not available in the deed records for any of the 32 transactions.
