August Somerset Sales Show Prices Split Evenly Above and Below $500,000

SOMERSET -- Twenty properties changed hands in Somerset between Aug. 7 and Sept. 5, according to deeds recorded at the Bristol County (Fall River District) Registry of Deeds, with disclosed sale prices ranging from $400,000 to $685,000.

MARKET OVERVIEW

Of the 20 recorded transfers, 12 included a disclosed sale price; the remaining eight listed no consideration amount, which is common for deeds involving family transfers, trusts or life estates. Among the 12 disclosed sales, prices ranged from $400,000 to $685,000, with a median of $492,500. The raw count of 20 recorded deeds over the four-week period indicates a period of ongoing activity in Somerset's residential market, though the data does not permit comparison to prior months or to statewide trends.

TOP SALES

The month's highest recorded sale was 92 Everett St. (Lot 4), which sold for $685,000 on Aug. 7. Paul D. Chodkowski Jr. and Elizabeth Anne Chodkowski sold the property to David J. Bucklin and Caisie M. Bucklin. The deed cites a lot and plan book reference, consistent with a condominium unit record.

At 38 Anelia Ave. (Lot 5), Christopher J. Rego sold to Matthew Serra Vidal and Katelyn Vidal for $640,000 on Aug. 21.

28 Tower Hill Rd. (Lot 14) sold for $630,000 on Aug. 21. John M. and Karen M. Perraut sold to Alison Weldon.

74 South St. sold for $595,000 on Aug. 14. The deed lists Michael Paquette and Stephen Paskowski as sellers; no buyer name was provided in the record.

13 Wood St. sold for $525,500 on Aug. 21. Edward J. and Nancy E. Delehanty sold to Aaron and Brianna Lobo.

NEIGHBORHOOD BREAKDOWN

No street had more than one recorded sale during the period, so no street-level cluster emerged. By price tier, six of the 12 disclosed sales fell under $500,000: 36 Prospect St. ($400,000), 34 Doherty Ave. ($406,500), 108 Sebastian St. ($415,000), 60 Newhill Ave. ($435,000), 41 Wellesley Dr. ($468,422) and 8 Deer St. ($470,000). The remaining six fell between $500,000 and $1 million: 46 Lilac Ave. ($515,000), 13 Wood St. ($525,500), 74 South St. ($595,000), 28 Tower Hill Rd. MARKET NOTES

At least 10 of the 20 recorded deeds reference a specific lot and plan book number (examples include Newhill Avenue, Anelia Avenue, Tower Hill Road, Wellesley Drive, Prospect Street, Kenneth Avenue, Red Fox Trail, Sebastian Street, Mohawk Road and Everett Street), a format consistent with condominium unit records rather than single-family parcels.
