New Bedford Home Prices Hold Near $460,000 Median Amid August Sales Wave

NEW BEDFORD -- The city recorded 139 property deeds between Aug. 7 and Sept. 5, with disclosed sale prices ranging from $500 to $900,000 and a median price of $460,000. Fewer than two-thirds of the transfers listed a sale price, a pattern typical of family and trust transfers that make up a large share of the dataset.

MARKET OVERVIEW Bristol County's New Bedford District Registry of Deeds recorded 139 property transfers during the period, of which 89 disclosed a sale price. Disclosed prices ranged from $500, for a City Treasurer sale of a parcel on State Street, to $900,000, for a home on Nina Street. The median disclosed sale price was $460,000. With 50 of the 139 recorded deeds showing no price, a substantial portion of this period's activity reflects transfers between family members or into trusts rather than open-market sales; the raw count of 139 recorded deeds indicates active filing volume at the registry regardless of how many were arm's-length sales.

TOP SALES The highest-priced transaction was 14 Nina St, which sold for $900,000 on Aug. 27; Albertina Pereira sold the property to Michael Alexander McBath. Second-highest was 48 Morelands Ter, which sold for $885,000 on Aug. 13, with Elisabeth F. Kastin, trustee, selling to Eily Cournoyer. At 203 Deane St, Blaine Hopwood Jr. sold to Ryan Souza for $725,000 on Aug. 26. The property at 470-472 Ashley Blvd sold for $700,000 on Aug. 31, with Richard Machnowski selling to Timothy J. Lopes, trustee. Rounding out the top five, 50-52 Princeton St sold for $692,500 on Sept. 4, with Jarred Brandso selling to Antonia Delgado Pagan.

NEIGHBORHOOD BREAKDOWN Acushnet Avenue accounted for the most recorded transfers of any street, with eight deeds during the period, including disclosed sales at 1984-1986 Acushnet Ave ($690,000), 74 Acushnet Ave ($640,000), 3979 Acushnet Ave ($580,000), 2422 Acushnet Ave ($530,000), 2157 Acushnet Ave ($415,000) and 4122 Acushnet Ave ($325,000), plus two undisclosed-price transfers between family members at 2737 and 2739 Acushnet Ave. Ashley Boulevard, Belleville Road, Plymouth Street, County Street and Braley Road each had three recorded transfers. By price tier among disclosed sales: two sales topped $700,000; roughly a dozen fell between $500,000 and $700,000; the largest group, more than 40 sales, fell between $200,000 and $500,000; and a small number, including the $500 State Street parcel, the $30,000 sale on Church Street and the $60,000 sale on Duke Street, priced under $200,000.

MARKET NOTES Of the 50 recorded deeds without a disclosed price, the large majority list the same or a related surname as both grantor and grantee, or list a grantee organized as a trust, consistent with estate, family or trust transfers rather than open-market sales. Beds, baths and square footage were not available in the deed data, so no price-per-square-foot comparisons can be made this period. Limited liability companies and similarly organized entities appear as either buyer or seller in more than 20 of the recorded transfers, spanning both disclosed sales, such as the $218,000 sale of 1575 Braley Rd to Rajipo Realty LLC, and undisclosed transfers. Several addresses carried hyphenated street numbers, such as 470-472 Ashley Blvd, 414-416 Sawyer St and 201-203 Whitman St, which typically denote multi-unit properties in New Bedford, though the deed data does not specify unit count or property type.
