Median New Bedford Sale Holds at $460,000 Amid Wide Price Range

NEW BEDFORD -- The Bristol County Registry of Deeds recorded 139 property transfers in New Bedford between Aug. 7 and Sept. 5, with the highest-priced sale reaching $900,000 at 14 Nina St. and the median sale price landing at $460,000.

MARKET OVERVIEW

The registry logged 139 total transfers for the period. Of those, 88 carried a recorded sale price, ranging from $30,000 to $900,000, with a median of $460,000. The remaining 51 entries were either nominal-consideration transfers, recording a token amount such as $1 or $10 and not reflecting a market sale, or transfers for which a price had not yet reached the registry, a common lag of about a week for recent filings. A volume of 139 recorded deeds over four weeks represents a substantial amount of recording activity for the district, though no prior-month figures are available here for comparison.

TOP SALES

The month's highest recorded sale was 14 Nina St., which sold for $900,000; Albertina Pereira was the seller and Michael Alexander McBath the buyer. Second was 48 Morelands Ter. at $885,000, sold by Elisabeth F. Kastin, trustee, to Eily Cournoyer. Third was 203 Deane St. at $725,000, sold by Blaine Hopwood Jr. to Ryan Souza. Fourth was 470-472 Ashley Blvd. at $700,000, sold by Richard Machnowski to Timothy J. Lopes, trustee. Rounding out the top five, 50-52 Princeton St. sold for $692,500, with Jarred Brandso as seller and Antonia Delgado Pagan as buyer.

NEIGHBORHOOD BREAKDOWN

Acushnet Avenue was the most active street in the dataset, with six priced sales ranging from $325,000 (4122 Acushnet Ave.) to $690,000 (1984-1986 Acushnet Ave.); two additional Acushnet Avenue transfers, at 2737 and 2739 Acushnet Ave., involved the same grantor and grantee, James C. Poirier Sr., and carried no recorded price. County Street saw three priced sales, from $200,000 at 626 County St. to $665,000 at 203 County St. Several other streets recorded two priced sales each: Ashley Boulevard ($660,000 and $700,000), Plymouth Street ($534,500 and $590,000), Sawyer Street ($600,000 and $670,000), Braley Road ($218,000 and $239,000), Bedford Street ($180,000 and $445,000), Florence Street ($258,000 and $385,000) and Grinnell Street ($285,000 and $400,000). Of the 139 total transfers, 36 were nominal-consideration transactions rather than market sales. Several of these involved a shared surname or a named trust, consistent with internal family or estate transfers: examples include 64 Spruce St., transferred from Juan E.
