Fairhaven Home Sales Span $280,000 to $865,000 With Median at $511,430

FAIRHAVEN -- Bristol County deed records show 41 property transfers recorded in Fairhaven over a four-week span, with disclosed sale prices ranging from $280,000 to $865,000 and a median of $511,430. Sixteen of the recorded transfers moved property between grantors and grantees sharing a name or apparent family connection, most often into a trust, and none of those carried a disclosed price.

MARKET OVERVIEW

Forty-one deeds were recorded in Fairhaven from Aug. 7 to Sept. 5, an average of roughly 10 recordings per week. Of those, 17 sales, or 41 percent, included a disclosed sale price; the remaining 24 were recorded without a stated consideration, a common feature of deed data that includes internal family and trust transfers. Among the 17 disclosed sales, prices ranged from $280,000 to $865,000, with a median of $511,430.

TOP SALES

The month's highest-priced recorded sale was 1 Mark Drive, which sold for $865,000 on Aug. 28. Lisa Looney-Squire sold the property to Richard Allen Ketchie.

19 Forestview Drive sold for $760,000 on Aug. 28, with Debbie Viveiros selling to Hailey Oliveira.

37 Sylvia Street sold for $734,000 on Aug. 28, transferring from Lauren E. Stevens to Derek Horseman.

39 Veranda Avenue sold for $652,000 on Aug. 27. Christina A. Mateer sold the property to Jarod Brown.

2 Starboard Drive sold for $650,000 on Aug. 12. The seller was Starboard Drive Nominee Trust; the buyer was Giuseppe Maruggi.

NEIGHBORHOOD BREAKDOWN

Starboard Drive accounted for two of the month's sales: 3 Starboard Drive sold for $500,000 on Aug. 14, and 2 Starboard Drive sold for $650,000 on Aug. 12. Both properties were sold by the same seller, Starboard Drive Nominee Trust.

Main Street had four recorded transfers. 17 Main Street sold for $400,000 and 16 Main Street sold for $375,000; sale prices for 1 Main Street and 418 Main Street were not disclosed.

Bridge Street had three recorded transfers. 81 Bridge Street sold for $600,000, while 0 Bridge Street and 483 Bridge Street, both transferred the same day from Donna J. Motta to Donna Motta Trust, carried no disclosed price.

New Boston Road and Adams Street each had two recorded transfers, all without a disclosed price.

Among the 17 disclosed sales, five were priced under $500,000 and 12 fell between $500,000 and $1 million. No recorded sale exceeded $1 million.

MARKET NOTES

Sixteen of the 41 recorded transfers, about 39 percent, moved property between a grantor and a grantee sharing the same name or an apparent family connection, typically into a trust. Examples include Ronald A. Soares' transfer of 18 Roseanne Drive to the Soares Living Trust and Gregory S. Burns' transfer of 10 Sunset Beach Road to the Burns Jett Living Trust. None of these transfers carried a disclosed price.

Christine E. Lodge transferred two properties, 25 Tripp Street and 47 Adams Street, to Meredith L. Smith, as trustee, on the same day; neither transfer carried a disclosed price.

Five transfers involved a limited liability company as buyer or seller, including three LLC-to-LLC transactions: Vedev LLC to Diamond Development Group LLC at 3 Earle Street, Cullen North Walker Street LLC to 16 Main Street LLC, and RCHHC Realty LLC to Westview 1 Main LLC.
