Fall River Home Prices Cluster Near $655,000 Median in Late Summer

FALL RIVER -- Bristol County deed records show 18 Fall River property transfers recorded between Aug. 7 and Sept. 5, with disclosed sale prices ranging from $240,000 to $915,000 and a median of $655,000 among the 10 transactions that listed a price.

MARKET OVERVIEW The Fall River District Registry of Deeds recorded 18 property transfers during the four-week period. Of those, 10 carried a disclosed consideration amount, ranging from $240,000 to $915,000, with a median sale price of $655,000. The remaining eight transfers, nearly half the total, did not list a sale price in the recorded deed, a pattern common in transfers between family members or into trusts. Based on the raw count of 18 recorded transfers, activity appears active for the period, though the high share of undisclosed prices limits how precisely the overall market can be assessed from deed data alone.

TOP SALES The highest-priced transaction was 604 Rock St., which sold for $915,000 on Aug. 7. BMF III LLC was the seller and Juston and Jana Mercier were the buyers. A commercial property sale recorded Aug. 11 brought $800,000, with Monro Inc. selling to Mavis Tire Supply LLC; the deed record did not include a specific street address. At 1535 Meridian St., Shane T. and Tanisha T. Galus sold to Robert E. Levesque Sr. for $715,000 on Aug. 13. The property at 212 Brightman St. sold for $712,000 on Aug. 7, with Brigantti LLC selling to Miguel Santiago. Rounding out the top sales, 155 Grant St. sold for $675,000 on Aug. 10, with Manny W. and Donna M. Viveiros, as trustees, selling to Vivia D. Ayrton.

NEIGHBORHOOD BREAKDOWN Two streets saw more than one recorded transfer during the period. Hamlet Street had two sales: 148 Hamlet St. sold for $240,000, while a second transfer at 276 Hamlet St. did not disclose a price. Valentine Street also had two transfers, at 154 Valentine St. and 261 Valentine St., both involving transfers into revocable trusts and neither disclosing a price. By price tier among the 10 disclosed sales, three fell under $500,000: 148 Hamlet St. ($240,000), 564 Montgomery St. ($325,000) and 604 Woodlawn St. ($425,000). Seven fell between $500,000 and $1 million, including 724 High St. ($530,000), 158 Jackson St. ($635,000), 155 Grant St. ($675,000), 212 Brightman St. ($712,000), 1535 Meridian St. ($715,000), the Monro Inc.-to-Mavis Tire Supply LLC commercial sale ($800,000) and 604 Rock St. ($915,000). No disclosed sale exceeded $1 million.

MARKET NOTES Bedroom, bathroom and square-footage data were not available in the deed records, so no price-per-square-foot comparison can be made. One of the 18 recorded transfers was a commercial property sale, from Monro Inc. to Mavis Tire Supply LLC for $800,000; the remaining transfers involved individual or trust grantors and grantees consistent with residential property. A notable share of the period's transfers, five of 18, involved matching or related grantor and grantee names, suggesting transfers within the same family or into a trust: 394 King St. (James H. Anderson to the James H. Anderson Revocable Trust), 58 Bradford Ave. (a life estate and remainder arrangement between Jose and Joseph Ganhadeiro), 9 Kane St. (Mark Nassiff Jr. to Ellen Nassiff), 154 Valentine St. (Nicole A. Ferrer to the Bear Revocable Trust) and 261 Valentine St. (Christine Sweeney to the Christine E. Sweeney Revocable Trust). None of these five transfers disclosed a sale price.
