Dartmouth Deeds Show $557,000 Median as Rockland Street Tops $2.1 Million Sale

DARTMOUTH -- The Bristol County (New Bedford District) Registry of Deeds recorded 74 property transfers in Dartmouth between July 17 and August 15, with disclosed sale prices ranging from $175,000 to $2,165,000 and a median of $557,000 among the transactions that listed a price.

MARKET OVERVIEW The registry recorded 74 total property transfers in Dartmouth during the four-week period, but only 33 of those deeds, 45 percent, listed a consideration amount. Among the 33 disclosed-price sales, prices ranged from $175,000 for a parcel on Arthur Avenue to $2,165,000 for a home on Rockland Street, with a median of $557,000. The remaining 41 transfers recorded no sale price, a common feature of deed data that typically includes family transfers, trust conveyances and other transactions exempt from disclosure requirements. Measured strictly by raw count, the period produced an average of roughly 2.5 recorded deeds per day.

TOP SALES The period's highest-priced transaction was 3 Rockland St., which sold for $2,165,000 on July 30. Seller DHANI LLC conveyed the property to buyer Margaret Bussiere. The second-highest sale was 7 Eagle Dr., which sold for $1,775,000 on July 21; seller Ann Melanie Cherry, as trustee, conveyed the property to David A. Mattingly. At 56 Hidden Bay Dr., Craig Lippincott sold to the Lynne A. Brodeur Trust for $1,100,000 on August 12. At 21 Chase Rd., Radu Eugen Gafitanu sold to Donna D. Robertson for $910,000 on August 13. Rounding out the top five, 264 Collins Corner Rd. sold for $875,000 on July 28, with Donna D. Robertson as seller and George Tosa as buyer. Robertson appears on both sides of the top five: as buyer of the Chase Road property and, six days earlier, as seller of the Collins Corner Road property.

NEIGHBORHOOD BREAKDOWN Rockland Street recorded three transfers in the period: 3 Rockland St. ($2,165,000), 220 Rockland St. ($625,000) and 92 Rockland St. (price not disclosed). Smith Neck Road also recorded three transfers: 384 Smith Neck Rd. ($685,000), along with 702 Smith Neck Rd. and 252 Smith Neck Rd., both price not disclosed. Fisher Road had three transfers as well: 172 Fisher Rd. ($565,000), 760 Fisher Rd. and 404 Fisher Rd., both price not disclosed. Hidden Bay Drive recorded three transfers: 56 Hidden Bay Dr. ($1,100,000), 27 Hidden Bay Dr. (price not disclosed) and 38 Hidden Bay (price not disclosed).

By price tier among the 33 disclosed sales: 13 sold under $500,000, ranging from $175,000 to $485,000. Seventeen sold between $500,000 and $1,000,000, ranging from $509,000 to $910,000. Three sold above $1,000,000: $1,100,000, $1,775,000 and $2,165,000.

MARKET NOTES The dataset does not include bedroom, bathroom or square-footage figures, so no price-per-square-foot comparisons can be drawn. A large share of the period's recorded deeds, more than 30 of the 74, transferred property between an individual and their own revocable trust, a family trust, or between family members with the same surname, patterns visible in deeds such as 8 Kyle Jacob Rd. (Steven G. Anderson to Sara A. Anderson) and 62 Millers Dr. (Edward J. Medeiros to Edward J. Medeiros, trustee). These transfers, which largely lack disclosed consideration, account for much of the gap between the 74 total filings and the 33 with sale prices. Several deeds involved limited liability companies as buyers, including 28 Emmett Ave. (Telegraph Hill Realty Holdings LLC), 40 Golf St. (Stockys Properties LLC) and 310 Cross Rd. (310 Cross Road LLC). One deed, for a parcel listed only as "Dartmouth, MA," transferred from RWE Clean Energy Asset Holdings Inc. to Dartmouth Business Park Solar LLC, a non-residential transaction. A separate deed at 40 Sable Ave. involved a receiver, Reed Built Properties LLC Recvr, as seller.
