Dartmouth Median Home Sale Lands at $612,500 in Four-Week Deed Review

DARTMOUTH -- A Rockland Street property sold for $2,165,000 in late July, the highest price recorded in a four-week stretch of Dartmouth deed filings that also saw more than half of all transfers close without a disclosed sale price.

MARKET OVERVIEW The Bristol County (New Bedford District) Registry of Deeds recorded 73 property transfers in Dartmouth from July 3 to August 1, 2026. Of those, 33 carried a disclosed sale price, ranging from $175,000 for a parcel on Arthur Avenue to $2,165,000 for the Rockland Street sale. The median disclosed sale price was $612,500. Seventy-three total transfers is a sizable volume for a single month, but with 40 of those recorded without a stated price, the raw count alone provides limited insight into where the market is actually pricing homes.

TOP SALES The period's highest-priced transaction was 3 Rockland St., which sold for $2,165,000 on July 30. The seller was Dhani LLC and the buyer was Margaret Bussiere. Close behind, 48 No Shore Dr. sold for $1,780,000 on July 17, with David A. Mattingly as seller and Jordan Busch as buyer. Four days later, on July 21, 7 Eagle Dr. sold for $1,775,000, with Mattingly listed as the buyer and Ann Melanie Cherry, trustee, as seller — meaning Mattingly appears as both seller and buyer in two of the period's five highest-priced deeds. Two properties tied at $1,200,000: 330 Elm St., sold July 15 by Beth Tunno, trustee, to 330 Elm Street LLC; and 769 Dartmouth St., sold July 8 by Marcia N. Damon to Asiamaria L. Davidson.

NEIGHBORHOOD BREAKDOWN Several streets recorded more than one transfer during the period. Hidden Bay saw three: 27 Hidden Bay Dr. and 55 Hidden Bay Dr. (both price not disclosed) and 38 Hidden Bay, which sold for $410,000. Elm Street had two sales — 330 Elm St. ($1,200,000) and 506 Elm St. (price not disclosed). Dartmouth Street also had two — 769 Dartmouth St. ($1,200,000) and 677 Dartmouth St. ($341,660). Morton Avenue recorded two sales, at 69 Morton Ave. ($465,000) and 65 Morton Ave. ($300,000), as did Millers Drive, at 62 Millers Dr. and 23 Millers Dr. (both price not disclosed), and Rockland Street, with the $2,165,000 sale at No. 3 and an undisclosed-price transfer at 92 Rockland St. By price tier among the 33 disclosed sales, 11 sold under $500,000, 15 sold between $500,000 and $1 million, and 7 sold above $1 million.

MARKET NOTES Bed, bath and square-footage figures are not available in deed records, so no price-per-square-foot comparisons can be made. Of the 40 transfers with no disclosed price, most involved a seller and buyer sharing a surname or a transfer into a trust — for example, Boyle to Boyle, trustee; Wynter to the Wynter Family Revocable Trust; and Pereira to the Pereira Living Trust. Deed data alone does not indicate whether these were open-market sales, and Town Brief is not speculating on the reasons behind them. Two listings — Arthur Avenue and Slade Street — lacked a specific street number, consistent with vacant-land parcels; the Slade Street parcel sold for $250,000 to Dylcam Development LLC. One filing was not a residential transaction: RWE Clean Energy Asset Holdings Inc. transferred a Dartmouth property to Dartmouth Business Park Solar LLC, with no price disclosed.
