Easton Planning Board Unanimously Approves South Street Duplex Special Permit
Planning Board · Meeting of July 27, 2026
Easton Planning Board unanimously approves South Street duplex and Langwater Estate land reorganization. The board voted 5-0 Monday to grant a special permit to builder William Humphrey of Center Street Realty for a two-family dwelling at 64 South Street, replacing a vacant structure described as structurally unsafe and infested with powder post beetles; the Easton Historic Commission had cleared demolition earlier the same day. The board also unanimously endorsed an approval-not-required land plan reorganizing parcels at 215 Washington Street, 135 Elm Street, and 250 Main Street to create a private traffic corridor for the Langwater Estate — which holds a September 2025 Zoning Board of Appeals special permit for commercial outdoor events — with a full site plan review application expected this fall.
Town Planner Ken noted that state budget changes retroactive to July 1, 2026, amending MGL Chapter 40A Section 6, would have allowed both the South Street duplex and a separately recommended Reynolds Street teardown-and-rebuild to bypass board review entirely had they been submitted after that date. In the meeting's final minutes, the board's chair announced her immediate resignation from both the chair role and her Planning Board seat, citing family circumstances.
