Fall River August Sales Show Wide Price Range Amid $432,500 Median

FALL RIVER -- Thirteen property transfers were recorded in Fall River between July 31 and Aug. 29, with prices ranging from $7,500 to $820,000 among the eight deeds that disclosed a sale price. Five of the recorded transfers, several involving trusts, life estates or shared family names, did not include a disclosed price.

MARKET OVERVIEW

Bristol County (Fall River District) Registry of Deeds records show 13 total property transfers for the period. Among the eight sales with a disclosed price, values ranged from $7,500 to $820,000, and the median sale price was $432,500. With 13 recorded transfers in the four-week window, this dataset does not include prior-month figures for comparison, so the raw count alone cannot establish whether the period was active or quiet relative to Fall River's typical pace.

TOP SALES

The highest-priced transaction was 974 Plymouth Ave, which sold for $820,000 on Aug. 3. Sellers Shen Wei and Zhang Xinlu conveyed the property to buyer Fernandes Isabel. At 781 Eastern Ave, sellers Vasconcelos Raymond F Tr and Vasconcelos Lucilia P Tr sold to buyers Tate Daman and Hines Theresa for $636,500 on July 31. A property at 77 Langley St sold for $550,000 on July 31, with sellers Campbell Ryan S and Campbell Morgan N conveying to buyer Cordeiro Sydney. At 49 Denver St, seller Southeastern Holding LLC sold to buyers Costa Tyler Antonio and Lachapelle Lakin Sky for $440,000 on July 31. Rounding out the top five, 889 High St sold for $425,000 on July 31, with sellers Stanton Rachael Con and Girard Frances By Con conveying to buyer Gonzalez Natalie.

NEIGHBORHOOD BREAKDOWN

No two disclosed-price sales shared the same street name in this dataset, so transactions are grouped by price tier instead. Three sales fell in the $500,000-to-$1 million range: 974 Plymouth Ave ($820,000), 781 Eastern Ave ($636,500) and 77 Langley St ($550,000). Five sales fell under $500,000: 49 Denver St ($440,000), 889 High St ($425,000), 434 Linden St Unit 2 ($340,000), a property recorded only with a Fall River address and no street listed ($250,000), and a small parcel at 895 Spencer St ($7,500). No disclosed-price sale exceeded $1 million in this period. The remaining five recorded transfers, at 400 David St, 91 Oregon St, 46 Barlow St, 55 Kennedy St and 214 Emmett St, did not include a disclosed sale price.

Of the five sales without a disclosed price, several show matching or overlapping names between seller and buyer. A fifth undisclosed-price transfer, at 46 Barlow St, moved from Grace Harbor Church to an entity listed as Neighborhood Churches. These patterns are consistent with intra-family, trust or estate transfers, which commonly do not include a sale price in deed filings.
