Fall River home prices span $460,000 to $3.5 million in July deeds

FALL RIVER -- Eighteen property deeds were recorded in Fall River between July 3 and Aug. 1, according to Bristol County (Fall River District) Registry of Deeds records, though sale prices were disclosed for only seven of those transactions.

MARKET OVERVIEW Of the 18 deeds recorded during the period, seven listed a sale price. Those disclosed prices ranged from $460,000 to $3,500,000, with a median of $705,502. The remaining 11 transfers, including several condominium units and multiple family or trust transactions, did not include a recorded consideration amount. Because comparable figures from prior months are not included in this dataset, the raw count of 18 recorded deeds cannot be characterized as active or quiet relative to typical volume.

TOP SALES The month's highest-priced transaction was 520 Sykes Rd., which sold for $3,500,000 on July 3. The seller was Sykes Realty Trust LLC and the buyer was Tribo Science LLC. At 40 Park St., the property sold for $725,000 on July 3; R Consulting Services Inc. was the seller and Zenedine and Anilda Pina were the buyers. A home at 201 Durfee St. sold for $715,000 on July 6, with Amadeu D. Gomes and Amadeu Gomes as sellers and Adilson Alves Gomes as buyer. A Fall River property sold for $705,502 on July 7, with First Group LLC as seller and YP Property Management LLC as buyer; no street address was provided in the deed record. Rounding out the top five, 150 Eaton St. sold for $571,000 on July 7; the sellers were Robert C. Pelletier and Collette Pelletier, as trustees, and the buyers were Samaro and Cristina Dagraca.

NEIGHBORHOOD BREAKDOWN Two clusters emerged by street name. Grant Street saw two condominium unit sales at 98 Grant St. (Units 1 and 2), both recorded July 8 with Joselinda Correia Julien as seller and J Grant Realty LLC as buyer; neither sale listed a price. North Main Street also had two condo transfers: 5455 North Main St., Unit 4E, and 1556 North Main St., Unit 7, both recorded July 7, also without disclosed prices.

Among the seven sales with disclosed prices, two fell under $500,000: 25 Winward St. ($490,000) and 69 Denver St. ($460,000). Four fell between $500,000 and $1 million: 150 Eaton St. ($571,000), the undisclosed-address Fall River sale ($705,502), 201 Durfee St. ($715,000) and 40 Park St. ($725,000). One sale, 520 Sykes Rd., exceeded $1 million, at $3,500,000 -- more than four times the next-highest disclosed price in the dataset.

MARKET NOTES Eleven of the 18 recorded deeds, or roughly 61%, did not include a disclosed sale price. Several of those undisclosed-price transfers show sellers and buyers sharing a last name or trust affiliation, consistent with transfers within the same family or estate: 188 Hudson St. (Coughlin to Coughlin), 122 Osborn St. (Carusi to Carusi), 654 Alden St. (transferred into the Carinas Living Trust), 624 June St. (transferred to a life estate for the same two individuals), 919 Bay St., Unit 40 (Folger to the Robert M. Folger Revocable Trust), 3 Quequechan St. (an estate transfer) and 5455 North Main St., Unit 4E (Soares Family Revocable Trust to Barbara Soares). This pattern is noted based on shared names and trust structures in the deed records; the reasons behind these transfers are not stated in the data.
