Fall River Median Sale Price Reaches $435,000 Amid Wide Price Range

FALL RIVER -- Fall River recorded 19 property transfers between July 17 and Aug. 15, but most were family trust, estate or life estate transactions rather than open-market sales. Only six of the 19 deeds disclosed a sale price, ranging from $140,000 to $825,000.

MARKET OVERVIEW

Nineteen deeds were recorded in the Fall River Registry of Deeds district during the four-week period. Of those, six disclosed a sale price, with a low of $140,000 and a high of $825,000. The median among the six disclosed prices was $435,000. The remaining 13 transfers, including several family trust, estate and life estate transactions, did not include a disclosed consideration amount, which is common for those transfer types. Based on the raw count of 19 recorded transfers, the period shows a moderate level of deed activity, though the low share of disclosed prices, six of 19, limits how much can be said about actual market values for the month.

TOP SALES

The period's highest-priced transaction was 25 Palmer St. Lot 2, which sold for $825,000 on July 20. Tetrault Real Estate LLC sold the property to Matthew Joseph Rebello. The second-highest sale was 630 Maple St., which sold for $775,000 on July 20; Rene Realty LLC sold to Theodoros and Vasiliki Tambasidis. At 1846 South Main St. Lot 3, the property sold for $500,000 on July 20, with Burns Propertyz LLC selling to Kieran Joseph and Kathleen Marie King. At 1350 Rodman St. Parcel B, the property sold for $370,000 on July 17; Bradley Raposo sold to James Adams and James W. Adams Jr. The fifth-highest disclosed sale was 303 Eagle St. Unit C, which sold for $225,000 on July 17, with the estate of Michelle M. Goode, through a personal representative, selling to Jesus M. Marquez.

NEIGHBORHOOD BREAKDOWN

North Main Street had two recorded transfers during the period: a trust transfer at 3785 North Main St. and an estate transfer at 2086 North Main St., neither with a disclosed price. South Main Street also had two transfers: the $500,000 sale at 1846 South Main St. and the $140,000 sale at 1226 South Main St., which was the period's lowest disclosed price, with Gregory M. and Eileen M. Santos selling to Ryan Rechman. Four separate Fall River properties, at 965 Walnut St., 271 Barnes St., 45 Laurel St. and 1165 Langley St. Lot 7A, were all transferred to trust entities associated with the Branco family (Branco Ann Marie Tr. and Branco Gil F. Tr., or their corresponding trust names), though none of those four transfers disclosed a sale price. Among the six disclosed sales, three fell between $500,000 and $1 million (630 Maple St., 25 Palmer St. and 1846 South Main St.) and three were under $500,000 (1350 Rodman St., 303 Eagle St. Unit C and 1226 South Main St.).
