Freetown's Priciest July-August Sale Tops $1.1 Million on High Street
FREETOWN -- Twenty property deeds were recorded in Freetown between July 17 and Aug. 15, led by a $1,125,000 sale on High Street. Nearly half the recorded transfers carried no publicly disclosed sale price.
MARKET OVERVIEW The Bristol County (Fall River District) Registry of Deeds recorded 20 Freetown property transfers during the period. Among the 11 sales with a disclosed price, values ranged from $210,737 to $1,125,000, with a median sale price of $825,000. The remaining nine transfers, 45% of the total, did not carry a publicly disclosed consideration amount. Twenty recorded deeds over a four-week span is a substantial raw count for the town, though the high share of undisclosed prices limits how much of the period's market value can be measured directly from the data.
TOP SALES The period's highest-priced transaction was 35 High St., which sold for $1,125,000 on Aug. 4. Sellers Stephanie A. Oliveira and Ruben P. Oliveira transferred the property to buyers Courtney E. Lopez and Peter A. Fasel. At 13 King Philip Way, the Couto Living Trust, with Jessica B. Couto as trustee, sold the property for $917,500 on Aug. 4 to Victoria and Michael Delponte. The Bernice Menard Nominee Trust sold 8 Dunham Rd. for $855,000 on Aug. 13 to Mark Lindner. At 5 Nottingham Way, the Irma D. Teves Trust, with Irma D. Teves as trustee, sold the property for $840,000 on July 30 to Kevin Lafferty and Danielle Podgayevskiy. A Freetown property sold for $835,000 on July 24; the deed record for that transfer did not include a street address. Sellers were Kimberly and David Durand, and buyers were Filipe Pavao Tavares and Taylor Nicole Furtado.
NEIGHBORHOOD BREAKDOWN Chipaway Road was the only street with more than one recorded sale: 121 Chipaway Rd. sold Aug. 10 and 56 Chipaway Rd. sold Aug. 5, both with prices not disclosed. By price tier among the 11 disclosed sales, three sold under $500,000: 82 Braley Rd. ($410,000), 1 Washington St. ($475,000) and 1 E Public St. ($210,737). Seven sold between $500,000 and $1 million: 3 Gerard Ave. ($560,000), 6 Wing Ave. ($615,000), 5 Edna Cir. ($825,000), the undisclosed-address Freetown sale ($835,000), 5 Nottingham Way ($840,000), 8 Dunham Rd. ($855,000) and 13 King Philip Way ($917,500). One sale, 35 High St., topped $1 million.
MARKET NOTES Seven of the 20 recorded transfers, 35% of the period's total, involved a grantor and grantee sharing the same surname, consistent with transfers into or within a family trust or estate: 121 Chipaway Rd. (Pimentel), 22 Burna Vista Ave. (Houde), 10 Copley Dr. (Swartzendruber), 3-5 Jethol Dr. (Michaud), 4 Lucie Ave. (McCombe), 27 Island Rd. Ext. (Desjardins) and 16 Middleborough Rd. (Veiga). None of these carried a disclosed sale price. Deed records for the period did not include bedroom, bathroom or square-footage data, so no price-per-square-foot or property-type comparisons can be made.
