Twin $6.7 million Cove Street sales top July-August New Bedford deed roundup

NEW BEDFORD -- Bristol County deed records show 144 property transfers recorded in New Bedford between July 17 and Aug. 15, with disclosed sale prices ranging from $30,000 to $6.7 million and a median of $460,000 among the transactions that listed a price.

MARKET OVERVIEW The Registry of Deeds recorded 144 transfers in the four-week period, of which 87 listed a sale price and 57 did not. Disclosed prices ranged from $30,000, for 1261 Church St., to $6.7 million, for each of two neighboring parcels on Cove Street. The median disclosed sale price was $460,000. A raw count of 144 recorded deeds indicates a period of ordinary volume for the city; the data does not include prior-month or year-over-year figures for comparison.

TOP SALES The period's highest-priced transactions were twin sales at 81 and 91 Cove St., each recorded at $6,700,000 on July 23. Both were sold by Woobnb LLC to MHC 390 New Bedford MA LLC, for a combined $13.4 million. The next-highest sale was 25 Homers Wharf, which sold for $2,000,000 on July 31, transferred from Nor-J Trust to RMFP25 LLC. The commercial property at 503-507 No. Front St. sold for $1,430,000 on July 31, from JCS Realty LLC to DAV Properties LLC. At 48 Morelands Terrace, the sale price was $885,000 on Aug. 13, with Elisabeth F. Kastin Tr. as seller and Eily Cournoyer as buyer. The property at 72-74 Spring St. sold for $710,000 on July 17, transferred from Eric O. Aguiar Tr. to Nativity Preparatory School New Bedford Inc.

NEIGHBORHOOD BREAKDOWN Bolton Street saw four separate transfers in the period, at 198, 210, 285... [continuing pattern below], 385 and 504 Bolton St.; only the 198 Bolton St. sale, at $450,000, disclosed a price. Coffin Avenue recorded three transfers, at 1, 12 and 19 Coffin Ave., with the 12 and 19 Coffin Ave. parcels both sold by Carlton J. Neves Tr. to the city of New Bedford and the 1 Coffin Ave. parcel sold by K Seven Realty Trust to the New Bedford Redevelopment Authority; none of the three disclosed a price. Braley Road had three sales spanning a wide price range: 1607 Braley Rd. for $239,000, 1638 Braley Rd. for $445,000 and 1385 Braley Rd. with no price disclosed. Cove Street's two recorded sales, both at $6.7 million, were the highest-priced transactions of the period. Among the 87 sales with disclosed prices, 49 sold under $500,000, 34 sold between $500,000 and $1 million, and four sold above $1 million.

MARKET NOTES Of the 144 recorded deeds, 57 listed no sale price, and a substantial share of those involved a buyer and seller sharing the same surname, or a transfer into or out of a trust, including entries at 215 Adelaide St., 15-17 Clara St., 46-48 Branscomb St., 73 Rounds St. and dozens of others. That pattern is consistent with family or estate transfers rather than open-market sales; the data does not indicate why. Beds, baths and square footage are not available in deed records, so no price-per-square-foot comparisons can be made. Several addresses used hyphenated street numbers, such as 64-66 Bedford St., 201-203 Whitman St. and 305-309 Rivet St., indicating multi-unit properties, though deed records do not specify unit count or property type beyond that.
