Plainville Conservation Commission Sends Lakefront Shed Application Back for Revisions

NORTH ATTLEBOROUGH — July 14, 2026 — Plainville Conservation Commission continued a contested lakefront shed application and unanimously cleared a Fails Road development of a wetlands filing requirement at its July 14 meeting. The commission voted to continue a Notice of Intent filed by Shawna Holt for 34 Treasure Island Road — where a 12-by-14-foot shed and reconstructed retaining wall would produce a net gain of roughly 40 square feet of impervious surface — to July 28, directing the applicant to revise plans to substitute gravel for concrete under the shed and to consider shrinking the structure, which sits entirely within the town's 35-foot no-disturb buffer zone. "I mean, personally, I'm going to vote against this only because I don't like that everything is inside the 35," said one member. On 16 Fails Road, the commission issued a Negative Determination Number Three after a site walk and soil borings by a soil scientist found no jurisdictional wetlands within the proposed limit of disturbance, allowing that applicant to proceed without a full Notice of Intent filing. The commission also received a letter from Jerry Patton inquiring whether the town would purchase part or all of a parcel at zero Taunton Street that abuts Natural Resource Trust of Plainville land, and directed its conservation agent to seek clarification on which portion is being offered and at what price before pursuing Community Preservation Act funding.
