Somerset Home Sale Prices Cluster Between $500,000 And $600,000 In Late Summer

SOMERSET -- Seventeen properties changed hands in Somerset over the past month, with disclosed sale prices ranging from $286,000 to $660,000 and a median of $530,000, according to deeds recorded at the Bristol County (Fall River District) Registry of Deeds. More than a third of the transfers involved no disclosed price, reflecting a notable share of trust-related transactions among family members.

MARKET OVERVIEW The registry recorded 17 property transfers in Somerset between June 26 and July 25. Of those, 11 included a disclosed sale price, ranging from $286,000 to $660,000, with a median of $530,000. The remaining six transfers listed no consideration amount, which is standard for deed records and does not necessarily indicate a below-market or above-market transaction. Based on raw count alone, 17 recorded transfers over the four-week period represents a active pace of paperwork activity, though a large share of that volume consists of trust and estate-related transfers rather than open-market sales.

TOP SALES The highest-priced transaction was 1870 County St., Lot 5, which sold for $660,000 on June 26. Sellers Amanda Borges and Justin M. Rego transferred the property to buyer Mackenzie Wesley Wyman. The second-highest sale was 7 Shand Court Cir., Lot 1, which sold for $590,000 on June 30; sellers Mark P. Andrade and Edna M. Andrade transferred the property to buyers Ryan Alexander Nave and Alexis Chaves. A Somerset property with no street address listed in the deed record sold for $580,000 on July 8, with sellers Isabel C. Martins and Armando E. Martins, both acting as trustees, transferring it to buyers Joshua Leitao and Alexandra Whalen Leitao. Rounding out the top sales, 372 Buffington St. sold for $560,500 on June 30, with sellers Christopher and Laura Hotte transferring the property to buyers Travis L. Camara and Gina N. Costa. At 8 Westhill Ave., sellers Mary E. Collins and Rosemary F. Collins sold to buyers Reid Megathlin and Molly Megathlin for $549,500 on July 1.

NEIGHBORHOOD BREAKDOWN Buffington Street saw two transfers during the period, though under different spellings in the registry: 372 Buffington St. sold for $560,500, while 644 Buffinton St. changed hands without a disclosed price as part of a trust transfer between Richard A. and Jeannine R. Hague and themselves as trustees. No other street recorded more than one transfer. By price tier among the 11 disclosed sales, four sold under $500,000: 202 Lepes Rd. ($286,000), 960 Lees River Ave. ($405,000), 68 Redwood Rd. ($446,000) and 244 Connecticut Ave. ($473,000). MARKET NOTES Six of the 17 recorded transfers, or roughly 35%, were trust-related transactions in which a property moved from an individual or couple to themselves or a family member acting as trustee, with no sale price disclosed. Those included transfers at 644 Buffinton St., 115 Sunset Dr., 190 Grandview Ave., 208 Donald Ave., 3495 Riverside Ave. and 929 Prospect St. Two additional disclosed-price sales, at 79 Highview Ave. and 244 Connecticut Ave., involved a trust selling to an outside buyer. One transfer, 9 Butterworth Dr., appears to be a sale between family members sharing the Simbro surname, though the deed lists a disclosed price of $500,000.
