Westport Home Prices Range From $100,000 to $2.8 Million in August

WESTPORT -- Bristol County deed records show 49 property transfers in Westport recorded between July 31 and Aug. 28, topped by a $2.8 million sale on Howland Road. Only 18 of the 49 transfers listed a disclosed sale price; the rest were recorded without consideration amounts, a pattern common with trust and family transfers.

MARKET OVERVIEW Among the 18 transfers with disclosed prices, sales ranged from $100,000 to $2,800,000, with a median of $572,500. The raw count of 49 recorded deeds is a high volume for a single month, but fewer than half disclosed a price, and many of the undisclosed-price transfers involved a grantor and grantee sharing the same last name, often into a trust. That mix makes the 49-deed count an unreliable stand-alone measure of open-market turnover; the 18 priced sales offer the clearer read on buyer-to-seller activity.

TOP SALES The month's highest recorded sale was 177 Howland Rd., which sold for $2,800,000. John H. Morrison was the seller and Andrew Charles Wert the buyer. Beds, baths and square footage were not available in the deed record. 847 Division Rd. sold for $1,050,000, from seller Thomas C. Howd to buyer Thomas A. Goltz. 62 Lighthouse Ln. sold for $935,000, from seller Gary S. Trudeau to buyer Amanda Martins. 26 James Ave. sold for $905,000; the seller was Simmons Development Inc. and the buyer was Everett Normandin. 8 Juniper Rd. sold for $900,000, from seller Nanette C. Vanech to buyer Anne Cushing-Brescia.

NEIGHBORHOOD BREAKDOWN Several streets saw multiple transfers this period. Gifford Road had three recorded deeds (706 Gifford Rd., 18 Gifford Rd. and 103 Gifford Rd.), as did Main Road (603 Main Rd., 1958 Main Rd. and 1346 Main Rd.) and Old County Road (667 Old Couunty Rd., 496 Old County Rd. and 455 Old County Rd.). University Drive, Horseneck Road, Osborn Street, Plymouth Boulevard, Reed Road and Drift Road each had two recorded transfers. Among the 18 disclosed-price sales, six were under $500,000, ten fell between $500,000 and $1 million, and two exceeded $1 million: the Division Road sale at $1,050,000 and the Howland Road sale at $2,800,000.

MARKET NOTES Bed, bath and square-footage figures were not available in any of the deed records, so no price-per-square-foot comparisons can be made. Most addresses in the dataset read as single-family properties, though 91-93 Benoit St. and 5-7 Beeden Pl. carry hyphenated unit numbers consistent with multi-family or two-unit structures; the Beeden Place property sold for $475,000 to Tricore Holdings LLC. Corporate and builder entities appeared on both sides of several deeds, including Simmons Development Inc., Haven Home Builders Inc., BPH Holdings LLC and Riley Homes LLC. A substantial share of the month's total deed volume, roughly half, involved a grantor and grantee with matching or closely related last names, frequently a transfer into a trust or between family members; those transfers account for most of the sales without a disclosed price.
