Dartmouth Median Sale Price Holds Near $567,500 As Fall Deeds Recorded

DARTMOUTH -- A $26.4 million sale of a medical clinic building on Faunce Corner Road led a month of property transfers in Dartmouth, where roughly half of the 80 recorded deeds involved nominal-consideration transfers among family members or trusts rather than open-market sales.

MARKET OVERVIEW

The Bristol County (New Bedford District) Registry of Deeds recorded 80 property transfers in Dartmouth between Sept. 11 and Oct. 10. Of those, 36 carried a recorded sale price, four showed a price not yet available, and 40, exactly half, were nominal-consideration transfers, meaning no market price applies. Among the 36 priced sales, prices ranged from $170,000 to $26,393,201, with a median sale price of $567,500. Set against the raw count alone, confirmed market-sale volume for the period, in the mid-30s, is a typical single-month figure for Dartmouth, though the large share of nominal-consideration transfers means the registry's overall deed volume overstates actual market activity.

TOP SALES

The period's largest transaction by far was 535 Faunce Corner Road, which sold for $26,393,201 on Oct. 2. The seller was listed as North Dartmouth 2005 LLC and the buyer as Dartmouth 535 Clinic Building 2026 LLC, a name that references a clinic building and sets this sale apart in scale from the rest of the month's deeds. The next-highest sale was 665 Horseneck Road, which sold for $1,603,000 on Sept. 16; Edward J. Reilly, trustee, was the seller and Duncan McFarland the buyer. At 7 Ledgemont Lane, the property sold for $1,325,000 on Sept. 29, with Donna R. Morash, trustee, as seller and Cynthia H. Pilskaln as buyer. The home at 34 Shore Acres Road sold for $1,225,000 on Sept. 30, from Lisa Rose to Michael Norton. Rounding out the top five, 523 Old Westport Road sold for $1,163,000 on Sept. 25, from Brenda E. Desilva to Michelle Medeiros.

NEIGHBORHOOD BREAKDOWN

Two Topaz Lane properties sold within days of each other: 10 Topaz Lane for $783,000 on Oct. 9 and 6 Topaz Lane for $777,000 on Oct. 6. Longview Drive also recorded two sales, 11 Longview Drive for $720,000 on Sept. 15 and 70 Longview Drive for $599,900 on Sept. 24. Horseneck Road, Old Westport Road and Dartmouth Street each had one priced sale alongside a separate nominal-consideration or price-pending transfer on the same street. By price tier among the 36 priced deeds: 12 sold under $500,000, 17 sold between $500,000 and $1 million, and six sold above $1 million, including the Faunce Corner Road clinic building sale.

MARKET NOTES

Exactly half of the period's 80 recorded deeds, 40 transfers, carried nominal consideration rather than a market price. Many of these involved sellers and buyers sharing a surname or deed language identifying a trust, such as the transfers at 780 Dartmouth Street, 16 East River Drive and 67 Country Way, all recorded with seller Christine L. O'Hara and a related buyer entity. No bedroom, bathroom or square footage data was available for any property in this period's deed records, so no price-per-square-foot comparisons could be made. Property types could not be reliably distinguished beyond what deed language stated; the Faunce Corner Road transaction is the only one in the dataset explicitly identified, through its buyer's name, as tied to a clinic building rather than a residence. Two entries, 11 Stoneybrook Lane and 11 Stonybrook Lane, recorded the same date, price, seller and buyer, Jean B. Morris to Martha J. Collins at $900,000, and appear to reflect a single transaction logged under two spellings of the same street name rather than two separate sales.
