Westport Home Prices Span $40,000 to $3.1 Million in September Deeds

WESTPORT -- A property on Richmond Pond Drive sold for $3.1 million in early September, the top sale among 62 deeds recorded in Westport over the past month, though only about half of those transactions carried a recorded price so far.

MARKET OVERVIEW

The Bristol County (New Bedford District) Registry of Deeds recorded 62 property transfers in Westport between Sept. 4 and Oct. 3. Of those, 29 carried a recorded sale price; the remaining 33 showed no price, which typically appears in registry data within about a week and is not an indication that a price was withheld. Among the 29 priced sales, the range ran from $40,000 to $3,100,000, with a median of $689,000. More than 20 of the 62 recorded deeds involved a buyer and seller with the same last name, often with one party listed as trustee, pointing to transfers within families or into trusts rather than open-market sales. That mix makes the raw count of 62 recorded deeds an imprecise gauge of market activity on its own.

NEIGHBORHOOD BREAKDOWN

American Legion Highway had three transfers: a $519,900 sale at 1229 American Legion Highway, and two identically priced $1,300,300 sales, at 0 American Legion Highway and 1148 American Legion Highway, both from Randall E. Smith, as trustee, to JR Property Management LLC on the same day, Sept. 8.

Sanford Road had three transfers, at 859 and 861 Sanford Road and an unaddressed Sanford Road parcel, all moving within the Costa family on Oct. 1; none carried a recorded price.

Old Harbor Road had three transfers, including 79 and 81 Old Harbor Road, both moving from William R. Gell, as trustee, to Sarah Gell Swango, as trustee, on Sept. 28; none carried a recorded price.

Bayberry Drive had two priced sales: 38 Bayberry Drive for $770,000 and 29 Bayberry Drive for $475,000.

Wildberry Way had two transfers: 2 Wildberry Way sold for $839,900, while 6 Wildberry Way showed no recorded price.

By price tier among the 29 priced sales, 10 topped $1 million, 15 fell between $500,000 and $1 million, and four sold below $500,000.

The two identically priced $1,300,300 sales on American Legion Highway, recorded the same day to the same corporate buyer, JR Property Management LLC, stand out as the period's only matched-price transaction.
