Fairhaven Home Prices Hold Near $430,000 Despite One Massive Outlier Sale

FAIRHAVEN -- Forty-two properties changed hands in Fairhaven between Sept. 11 and Oct. 10, a month dominated by a single $13,478,377 commercial sale on Main Street that stood far above every other transaction recorded. Excluding that outlier, no other sale in the period topped $1 million.

The registry recorded 42 sales for the period, with prices ranging from $120,000 to $13,478,377. Of those 42, 24 carried a recorded sale price as of this report; the remaining 18 are listed as price not yet available, which is typical for recent deed recordings and does not indicate withheld information. Among the 24 sales with a price, the median was $430,000. With 42 recorded transfers over four weeks, the raw count points to steady turnover in the town's housing stock, though no comparable prior-period figures are available here to say whether that pace is higher or lower than usual.

TOP SALES

The period's largest transaction by far was 184 Main St., which sold for $13,478,377 on Oct. 6. Seller Royal Fairhaven RE LLC transferred the property to 184 Main Street LLC; the price and buyer/seller names indicate a commercial property sale rather than a typical single-family transaction.

Two properties tied for the next-highest price at $950,000, both sold Oct. 2 by the same seller, Lauren B. Gonsalves, trustee, to the same buyer, Botelho Family Properties LLC: 2-8 Alphonse Dr. and 312-314 Huttleston Ave.

16 Reservation Rd. sold for $655,000 on Oct. 6, from seller William E. Santos, trustee, to buyer Sheila Roddy.

Two sales tied at $635,000: 413 Huttleston Ave., sold Oct. 9 by Nelson M. Torres to Ronald R. Keith, and 12 Brook Dr., sold Sept. 16 by Daniel James Pitiger to Melanie Pereira.

NEIGHBORHOOD BREAKDOWN

Huttleston Avenue saw three separate sales in the period: 413 Huttleston Ave. ($635,000), 294 Huttleston Ave. ($529,000) and 312-314 Huttleston Ave. ($950,000), making it the most active single street by transaction count.

Weeden Road and Floral Drive together accounted for three same-day, same-price sales on Sept. 15: 0 Weeden Rd., 121 Weeden Rd. and 2 Floral Dr. each sold for $205,000, all from seller Philip Y. DeNormandie to buyer Compact of Cape Cod Conservation Trusts Inc.

By price tier among the 24 sales with recorded prices, 15 sold under $500,000, seven sold between $500,000 and $1 million, and two sold above $1 million (184 Main St. and, by extension, no others reached that tier).

MARKET NOTES

A notable share of this period's deeds, 12 of the 42, were transfers in which the grantor and grantee share the same name, typically moving a property into a trust held by the same individual: examples include 48 Oliver St., 96 Howland Rd., 31 Gellette Rd., 31 Phoenix St., 119 Pleasant St., 4 Manor Dr., 43 Akin St., 86 Fort St., 10 Maple Ave., 43 Elizabeth St., 40 Elm Ave. and 53 Ocean Ave. None of these carried a recorded sale price, consistent with their nature as internal transfers rather than open-market sales.
