Westport Median Sale Price Holds at $630,000 Amid Wide Price Swings

WESTPORT -- Fifty-seven properties changed hands in Westport over the four weeks ending Oct. 10, with recorded prices ranging from $40,000 to $2.75 million and a median of $630,000 among the deals with prices on file so far.

MARKET OVERVIEW

The Bristol County (New Bedford District) Registry of Deeds recorded 57 property transfers in Westport between Sept. 11 and Oct. 10. Of those, 27 carried a sale price at the time of this report; the remaining 30 show "price not yet available," which typically means the consideration amount has not yet posted to the registry, not that a price was withheld. Among the 27 priced sales, prices ranged from $40,000 to $2.75 million, with a median of $630,000. A raw count of 57 recorded deeds in a four-week span is a notable volume for a town of Westport's size, though with roughly half the prices still pending, a full read on the month's price trend will sharpen as more data posts.

TOP SALES

The month's highest-priced transaction was 5 Ellsworth Dr., which sold for $2.75 million on Sept. 29. The seller was listed as Marie Jean Langlois, trustee, and the buyer as Karin Burns.

185 Howland Rd. sold for $2.6 million on Sept. 15. The Prentice Family Realty Trust was the seller; Michael Baughan was the buyer.

171 Pine Hill Rd. sold for $2,025,000 on Sept. 18, with Williams E. Battles IV as seller and Richard Stuart Mundy as buyer.

5 Macomber Ln. sold for $1.85 million on Sept. 30. The seller was the Deborah Drinker Trust on 2003; the buyer was Martha F. Campbell, trustee.

442 Horseneck Rd. sold for $1,685,000 on Sept. 17, with Leslie Orcutt Tripp as seller and Edward Stewart as buyer.

NEIGHBORHOOD BREAKDOWN

Several streets saw multiple transfers this period. Sanford Road recorded four deeds, including transfers at 859 Sanford Rd. and 861 Sanford Rd. along with an unnumbered Sanford Road parcel, all moving from Joyce A. Costa or Joyce A. Costa, trustee, to Andrew Costa, trustee; a separate, unrelated Sanford Road sale moved from Richard D. Carvalho to the Driftway Farm Estate Trust. Old Harbor Road also saw three deeds: 79 and 81 Old Harbor Rd. each passed from William R. Gell, trustee, to Sarah Gell Swango, trustee, and a third, unnumbered Old Harbor Road parcel transferred between accounts held by the same individual. Howland Road and E Beach Road each had two transfers apiece, and Wildberry Way recorded sales at both No. 2 and No. 6.

By price tier among the 27 sales with recorded prices, four sold under $500,000 (from $40,000 to $482,500), 16 sold between $500,000 and $1 million, and seven sold above $1 million, topping out at the $2.75 million Ellsworth Drive sale.

MARKET NOTES

Among the 30 sales still without a recorded price, the majority list a buyer and seller sharing the same surname, or a seller transferring to themselves as trustee, a pattern consistent with family, trust or estate transfers rather than open-market sales. That pattern appeared on Sanford Road, Old Harbor Road, Howland Road and E Beach Road, among others. Several priced sales also involved entity sellers rather than individuals, including Riley Homes LLC at 2 Wildberry Way ($839,900), John Afonso Properties LLC at 24 David Rd. ($775,000), DNA Investments LLC at 41 Watuppa Rd. ($865,000) and Oliveira Investment Inc. at 8 Bluestone Ave. ($950,000), suggesting a mix of builder or investor-held properties among the month's market-rate sales. Bedroom, bathroom and square-footage figures are not captured in deed records and are not available for this report.
