Dartmouth Home Prices Hold Near $605,000 Median Amid Wide Sale Range

DARTMOUTH -- Sixty-nine property transfers were recorded in Dartmouth between July 31 and Aug. 29, according to Bristol County (New Bedford District) Registry of Deeds records, with disclosed prices ranging from $178,200 to $2.44 million. Only 26 of the 69 recorded transactions listed a sale price; the rest were largely transfers among family members, trusts and estates.

MARKET OVERVIEW The registry recorded 69 total property transfers for the period, of which 26, or about 38 percent, disclosed a sale price. Among those 26, prices ranged from $178,200 to $2,440,000, with a median of $605,250. Sixty-nine recorded transfers in a single month is a high volume of deed activity, but because most transactions did not carry a disclosed price, primarily due to family and trust transfers, the data offers a limited view of open-market conditions.

TOP SALES The month's highest-priced transaction was 47 Faunce Corner Rd, which sold for $2,440,000 on Aug. 24; Federal Realty OP LP sold the property to North Dartmouth Faunce Corner Mall Road LLC. At 105 Rockland St, Shawn Foley sold to Richard Dana Lovett Jr. for $1,295,000 on Aug. 20. A property at 56 Hidden Bay Dr sold for $1,100,000 on Aug. 12, with Craig Lippincott selling to the Lynne A. Brodeur Trust. At 21 Chase Rd, Radu Eugen Gafitanu sold to Donna D. Robertson for $910,000 on Aug. 13. Rounding out the top five, 42 Medeiros Ln sold for $849,900 on Aug. 28, with Fernando A. Pimentel selling to Dennis J. Oliveira.

NEIGHBORHOOD BREAKDOWN Smith Neck Road saw the most recorded activity of any single street, with four transfers during the period, including a $750,000 sale at 788 Smith Neck Rd; the other three did not disclose a price. Rockland Street had three recorded transfers, including two of the month's top five sales ($1,295,000 and $625,000). Bakerville Road and Hixville Road each had two recorded transfers, none with a disclosed price. By price tier among the 26 disclosed sales, nine sold below $500,000, 14 sold between $500,000 and $1 million, and three sold above $1 million.

MARKET NOTES Deed records do not include property type, but several transactions involved corporate or LLC entities on one or both sides, including the top sale on Faunce Corner Road and a $178,200 sale at 78 Faunce Corner Mall Rd between Seabreeze Ventures LLC and 811 Holdings LLC, suggesting a mix of commercial and residential activity along that corridor. A majority of the month's 69 recorded transfers, including many where grantor and grantee share a surname, were transfers into or out of family trusts or between family members rather than sales with a disclosed price. One property, 7 Alder Ct (also recorded as 7 Alder C), changed hands twice on the same day, Aug. 21, between Jesse Estrela and Maria E. Estrela.
