Fall River Deed Prices Hold Near $525,000 Median Through Late July

FALL RIVER -- Seventeen properties changed hands in Fall River between July 10 and Aug. 8, according to deeds recorded at the Bristol County (Fall River District) Registry of Deeds, with sale prices ranging from $250,000 to $840,000 and a median of $525,000.

MARKET OVERVIEW The registry recorded 17 transfers during the period, 14 of which disclosed a sale price. Disclosed prices ranged from $250,000, for a lot on Plymouth Avenue, to $840,000, for a property on Clement Street. The median sale price among the 14 disclosed transactions was $525,000. Based on raw count alone, the four-week period produced a steady pace of recorded sales, with no single week accounting for a majority of transactions. Three deeds, all involving family members, trusts or estates, did not list a sale price.

TOP SALES The highest-priced transaction was 26 Clement Street Lot A, which sold for $840,000 on July 10; the buyer was listed as Clement Street Holdings LLC. Two adjacent Brow Street lots each sold for $700,000 on July 14: 26 Brow Street Lot 2, sold by BMF IV LLC, and 30 Brow Street Lot 1, sold by Park Brow LLC. Both were purchased by Kingdom Grind Investment LLC. At 41 Barnes Street, Alyssa Marie Perry and Thomas Armand Roussel Jr. sold to Joao B. Gomes Sr. for $615,000 on July 10. At 188 Archer Street, Matthew and Jessica R. Morgan sold to Thomas A. Roussel Jr. and Alyssa M. Perry for $605,000, also recorded July 10.

NEIGHBORHOOD BREAKDOWN Brow Street accounted for two of the period's highest-value sales, both recorded the same day and both purchased by the same buyer, Kingdom Grind Investment LLC, at $700,000 apiece. Barnes Street and Archer Street produced a reciprocal pattern: the sellers of 41 Barnes Street, Perry and Roussel, were the buyers of record at 188 Archer Street, sold by the Morgans, both deeds dated July 10. Beyond those two clusters, sales were spread across individual streets with no other repeated addresses. By price tier among the 14 disclosed sales, six fell under $500,000: 391 Middle Street ($478,000), 128 Windsor Street ($475,000), 47 Stockton Street ($451,000), 262 Stevens Street ($360,000), 3753 North Main Street ($350,000) and 786 Plymouth Avenue ($250,000). Eight fell between $500,000 and $1 million: 327 William Street ($515,000), 359 Jefferson Street ($535,000), 529 Warren Street ($594,900), 188 Archer Street ($605,000), 41 Barnes Street ($615,000), the two Brow Street lots ($700,000 each) and 26 Clement Street ($840,000). No sale exceeded $1 million.

MARKET NOTES Bedroom, bathroom and square-footage figures are not available from deed records, so no price-per-square-foot comparison can be made. The dataset shows a mix of property types: two sales were recorded as condominium units, at 262 Stevens Street Unit 262 and 3753 North Main Street Unit 2, while several other transfers, including 26 Brow Street, 30 Brow Street, 391 Middle Street, 786 Plymouth Avenue, 26 Clement Street and 90 Augustus Street, were recorded with lot designations referencing subdivision plans. Three of the 17 recorded deeds, about 18%, did not disclose a sale price; two of those involved transfers among family members. One deed transferred a property from Luiz S. Torres to Luiz S. Torres and Maria G. Torres as trustees, with no address listed and no price disclosed. Another transferred 123 Ash Street from personal representatives of the Oliveira and Butterworth estates to Desiree Lynn Butterworth Astillero and Isaac Aguiar Butterworth Astillero, also with no price disclosed. Two transactions, at 327 William Street and 26 Clement Street, involved limited liability companies or corporations as both buyer and seller.
