Million-dollar sale on Gammons Road tops active September in Acushnet

ACUSHNET -- A house on Gammons Road sold for $1 million in September, the only seven-figure sale recorded in Acushnet during the past month, as Main Street accounted for six of the town's 31 recorded property transfers.

MARKET OVERVIEW The Bristol County Registry of Deeds recorded 31 property transfers in Acushnet between Aug. 28 and Sept. 26. Of those, 17 carried a recorded sale price, ranging from $9,000 to $1,000,000. The median sale price among those 17 was $557,000. The remaining 14 transfers have no price on file yet; most of those involve a grantor and grantee sharing the same or a related last name, consistent with transfers into or out of a trust or between family members. A 31-sale count over four weeks represents active recording volume for the town, though the gap between total transfers and priced sales limits what can be said about overall price trends until more data posts.

TOP SALES The top sale was 28 Gammons Road, which sold for $1,000,000 on Sept. 9. Andrew Seifert was the seller; James M. Fortin Jr. was the buyer. Second was 23 Ashley Lane, which sold for $875,000 on Sept. 24; Jacqueline M. Michlitsch sold to Lily Glavin. Third was 711 Main Street, sold for $840,000 on Sept. 15 by VDEV Development Corp LLC to Payge Costa-Mendonca. Fourth was 3 Cedar Hill Drive, which sold for $749,000 on Sept. 24; Jeremy F. Young sold to Joseph Henry Corbett. Fifth was 26 Pershing Avenue, sold for $726,000 on Sept. 2 by William A. Levalley to Michael Vitorino.

NEIGHBORHOOD BREAKDOWN Main Street was the most active street in the dataset, with six recorded transfers: 270 Main St. ($375,000), 544 Main St. ($540,000), 1236 Main St. ($590,000), 1527 Main St. ($655,000), 711 Main St. ($840,000), and 1389 Main St. (price not yet available). The prices on that street span the town's full range, from the lowest priced arm's-length-style sale in the dataset to its third-highest transaction. Middle Road also saw three transfers: 66 Middle Road sold for $592,000, while 308 and 330 Middle Road both changed hands without a recorded price. By price tier, five sales fell under $500,000, nine fell between $500,000 and $750,000, and three exceeded $750,000, including the month's only million-dollar sale.

MARKET NOTES One recorded transfer, an Oak Street property with no listed street number, sold for $9,000, far below every other priced sale in the dataset; the dataset does not indicate the property type or lot characteristics behind that price. Bedroom, bathroom and square footage figures are not available in deed records for any of the 31 transfers. Village Green Condominiums LLC appears as a seller for 14 Hayes St. ($524,900), the only entry in the dataset indicating a condominium association as grantor. Of the 14 sales without a recorded price, most show a grantor and grantee with matching or related surnames, a pattern typical of trust or estate transfers rather than open-market sales; a smaller number, including 265 Hamlin St. and 9 Tracy St., involve unrelated names and are simply awaiting price data at the registry.
