Commercial Sale Pushes Somerset's September Price Range to $3.7 Million

SOMERSET -- A $3.68 million transfer of commercial property on GAR Highway was by far the largest recorded sale in Somerset last month, towering over a cluster of residential transactions that mostly fell in the $450,000 to $610,000 range.

MARKET OVERVIEW The Bristol County Fall River District Registry of Deeds recorded 16 property transfers in Somerset between Sept. 4 and Oct. 3. Sale prices were available for eight of those 16 as of this report; the remaining eight showed price not yet available, which typically reflects a reporting lag of about a week rather than a withheld price. Among the eight sales with recorded prices, the range ran from $185,000 to $3,682,762, with a median of $515,000. A raw count of 16 recorded deeds for the period does not, by itself, indicate whether activity was especially active or quiet; no prior-month or regional figures were available for comparison.

TOP SALES The month's largest transaction was 505 Gar Hwy, which sold for $3,682,762. Seller Reds Somerset Inc. transferred the property to buyer Colbea Enterprises LLC; both parties are business entities rather than individuals, consistent with a commercial property rather than a single residence. The next-highest sale was 146 Colonial Dr., which sold for $610,000; sellers Barton and Joan Goldberg transferred the property to buyers William and Sherrie Brassard. At 238 Old Colony Ave., sellers Caisie Cadorette and David J. Bucklin sold to buyers Brandyn Silva and Shaley Brown for $560,000. At 109 Jackson Ave., sellers Keith P. Casey and Elizabeth Waring Casey sold to buyers Timothy and Marial Leisge for $520,000. Rounding out the top five, 110 Grant Ave. sold for $510,000, with sellers Bryan M. and Jessica Melo transferring the property to buyers Amber Medeiros and Vincent Russell.

NEIGHBORHOOD BREAKDOWN Butternut Road had two recorded transfers in the period, at 9 Butternut Rd. and 165 Butternut Rd.; prices were not yet available for either. No other street had more than one recorded sale. Among the eight sales with a recorded price, three fell under $500,000: $185,000 for 275 Alberta Ave., $301,000 for a Somerset parcel without a listed street address, and $450,000 for 156 Fourth St. Four fell between $500,000 and $1 million: 110 Grant Ave., 109 Jackson Ave., 238 Old Colony Ave. and 146 Colonial Dr. One sale, the Gar Highway property, exceeded $1 million. The remaining eight deeds, spread across Windmill Lane, Brayton Road, Regan Road, Foley Avenue, Fulton Road and County Street, among others, had no price on record yet.

MARKET NOTES No bedroom, bathroom or square-footage data accompanied any of the 16 deeds, so no price-per-square-foot comparisons could be made. A notable share of the month's transfers, at least seven of the 16, moved property within the same family name rather than to an unrelated buyer, often shifting ownership into a trust or reserving a life estate: transfers recorded for the Aguiar, Furtado, Dias, Nadeau, Connell and Souza families, along with a transfer from Huynh T. Tran and Huynh T. Bessette into the HTB Living Trust with Bessette as trustee. Two deeds involved limited liability companies or corporations on both sides of the transaction: the $3,682,762 Gar Highway sale between Reds Somerset Inc. and Colbea Enterprises LLC, and a transfer of 3129 County St. from NSA Property Holdings LLC to NSA JV Somerset County St LLC, which also had no price on record.
