Swansea's priciest September sale tops $1.1 million in commercial deal

SWANSEA -- The Bristol County (Fall River District) Registry of Deeds recorded 16 property transfers in Swansea between Sept. 4 and Oct. 3, with sale prices ranging from $150,000 to $1,150,000 among the eight transactions that have a recorded price so far.

MARKET OVERVIEW Sixteen deeds were recorded for Swansea properties during the period. Of those, eight carry a recorded sale price in the registry's data as of this report; the remaining eight show no price yet, which is common for recently filed deeds and does not necessarily indicate a sale occurred without one. Among the eight priced sales, prices ranged from $150,000 to $1,150,000, with a median of $657,000. A count of 16 recorded transfers represents a full month of registry activity for the town; whether that reflects an active or quiet period cannot be judged from the raw count alone without a prior-month comparison, which is not available in this data set.

TOP SALES The month's highest-priced transaction was 711 Gar Hwy, which sold for $1,150,000. Renaissance Development Corp. was the seller and GAR Realty LLC the buyer. At 125 Winslow Way, the property sold for $914,000; Heidi DeMello and Douglas Gregoire were the sellers, and Sarah Lynch and Daniel Weller were the buyers. The home at 880 Wood St. sold for $665,000, with Rebecca J. Campagnone and Andrew F. Campagnone Jr. selling to Jody and Kamylla Clark. At 40 Oakland Ave., the sale price was $659,000; Iris M. Madonna and Dave J. Thibodeau sold to Richard F. and Kelli A. Mello. Rounding out the top five, 30 Peters Rd. sold for $655,000, with Cheryl B. Quinlan and R. David Quinlan selling to Hannah M. Vasconcelos and Kyle A. King.

NEIGHBORHOOD BREAKDOWN Two sales in the period were on Bluff Avenue, at 151 Bluff Ave. and 190 Bluff Ave.; neither has a recorded price yet. No other street had more than one recorded transfer this period. By price tier among the eight sales with recorded prices, three fell under $500,000: a $150,000 transfer of an unspecified Swansea property from the estate of Bertha Boyer to Home Resurgence LLC, a $350,000 sale at 37 Third St., and a $440,000 sale at 45 Madison Rd. to Somerset C Store LLC. Four sales fell between $500,000 and $1 million: 40 Oakland Ave. ($659,000), 880 Wood St. ($665,000), 30 Peters Rd. ($655,000) and 125 Winslow Way ($914,000). One sale, 711 Gar Hwy, exceeded $1 million.
