New Bedford Median Sale Price Reaches $440,000 as 76 Deeds Record a Price

NEW BEDFORD -- A Church Street property sold for $1,605,000 in early October, the highest recorded sale price in New Bedford for the four-week period ending Oct. 3, as the registry logged 137 total property transfers across the city.

MARKET OVERVIEW The Bristol County (New Bedford District) Registry of Deeds recorded 137 property transfers in New Bedford between Sept. 4 and Oct. 3. Of those, 76 carried a recorded sale price at the time of this report; the remaining 61 are pending price data, which typically appears in registry records within about a week of recording, or represent transfers such as trust, estate or same-owner changes that do not involve a sale price. Among the 76 priced sales, prices ranged from $100,000 to $1,605,000, with a median sale price of $440,000. A raw count of 137 recorded transfers in one month indicates an active recording period, though a significant share of that volume reflects internal transfers rather than arm's-length sales to new owners.

TOP SALES The month's highest-priced transaction was 53 Church St., which sold for $1,605,000 on Oct. 2. ICAFM Realty LLC sold the property to CT Real Property Group LLC. The second-highest sale was 760-764 Coggeshall St., which sold for $1,050,000 on Sept. 10, with 2 Seas Properties LLC selling to JS Residential LLC. At 359-361 Brock Ave., the property sold for $725,000 on Sept. 30; Jeffrey S. Rogers sold to Edgar Navarro Avila. A fourth sale, 1653 Acushnet Ave., went for $715,000 on Sept. 8, with DGS Property Management LLC selling to Guerthie Narilus. Rounding out the top five, 77 Dartmouth St. sold for $713,000 on Sept. 17; James Watt sold to Tenisha Benros.

NEIGHBORHOOD BREAKDOWN Several streets saw more than one recorded transfer this period. Seymour Street had four separate transactions, including a $445,000 sale at 66 Seymour St. and a $375,000 sale at 71 Seymour St., with two additional Seymour Street transfers showing no price yet. Ashley Boulevard recorded three transfers, with 247 Ashley Blvd. selling for $660,000 and two others, at 241-243 and 326-328 Ashley Blvd., still pending price data. Jouvette Street, Rounds Street, Victoria Street, County Street, Division Street and Whitman Street each had two recorded transfers apiece. By price tier among the 76 priced sales, the bulk fell in the $300,000-to-$700,000 range, with a smaller cluster of eight sales exceeding $700,000 and seven sales under $250,000.

MARKET NOTES Beds, baths and square footage are not available from deed records and are omitted here. Of the 61 transfers without a recorded price, a large share list the same name or closely related names as both grantor and buyer, consistent with trust, estate or family transfers rather than open-market sales; this report does not speculate on the reasons behind those transfers. One seller, New Bedford II Investment LLC, appears three times in the dataset: 258-260 Whitman St. ($615,000) and 192 Belleville Rd. ($550,000), both sold to Florence Properties LLC on Sept. 29, and 65 Arlington St. ($560,000), sold to Estela De La Cruz Toj on Sept. 25, suggesting a multi-property disposition by the same seller within the month. Two Liberty Street units, 38 and 40 Liberty St., sold the same day, Sept. 22, for an identical $396,250 each, from the same seller, Julia A. Cormier, to the same buyer, Sydney Rego. Two entries, 106 Seventh St. and 106 So Seventh St., recorded the same $425,000 price, seller, buyer and date, suggesting they may refer to the same underlying parcel under address variants in the registry data.
