September's median sale price holds near $620,000 despite one $2 million transfer

FREETOWN -- A $2 million sale on Braley Road topped Freetown's property transfers in September, while roughly half of the month's recorded deeds involved no sale price on file, a pattern consistent with family or trust transfers rather than open-market sales.

MARKET OVERVIEW The Bristol County Fall River District Registry of Deeds recorded 19 property transfers in Freetown between Sept. 4 and Oct. 3. Ten of those transfers carried a reported sale price, ranging from $450,000 to $2,000,000, with a median of $620,000 among the priced sales. The remaining nine transfers show no price yet; under normal registry timing, prices for recent transfers typically post within about a week, so some of this month's later entries may still gain a recorded price. Based on the raw count alone, 19 recorded deeds is a moderate volume for a single month in Freetown, though a significant share reflects transfers within the same family rather than buyer-seller sales on the open market.

TOP SALES The month's largest transaction was 120 Braley Rd, which sold for $2,000,000 on Sept. 16. The seller was listed as Braley Road LLC and the buyer as Braley Road Condominium LLC. At 125 Dr Braley Rd (Lot 5), Christopher and Meghan K. Ferreira sold to Catherine Aline and Kevin James Dolan for $775,000 on Sept. 28. At 10 Jethol Dr (Lot 67), Michael and Pana Khang sold to Timothy and Brianna Alfonso for $760,000, also on Sept. 28. At 107 Doctor Braley Rd (Parcel B), Olga Almeida sold to Abigail Elizabeth Green for $755,000 on Sept. 25. Two sales tied at $620,000 on Sept. 18: Ann M. Ferreira sold 49 Richmond St (Lot 1) to David and Jennifer Kelley, and Pukwudgie Properties LLC sold 16 Water St Unit B to Margaret Mainzer and Mark Cohen.

NEIGHBORHOOD BREAKDOWN Three of the month's top four sales clustered along the Braley Road corridor: 125 Dr Braley Rd, 107 Doctor Braley Rd and 120 Braley Rd, together accounting for the three highest prices recorded, including the $2 million transfer. County Road also saw two transfers: a $450,000 sale at 166 County Rd and an unpriced transfer at 86 County Rd. By price tier, one priced sale fell under $500,000 (166 County Rd, $450,000); eight priced sales fell between $500,000 and $1 million, spanning Chace Road, Forge Road, Locust Street, Richmond Street, Water Street, Jethol Drive and the two Braley Road-area properties; and one sale, the Braley Road LLC transfer, exceeded $1 million.

MARKET NOTES Bedroom, bathroom and square-footage data are not available from deed records, so no price-per-square-foot comparison can be made this month. Most of the priced sales appear to be single-family parcels based on their lot references. One transaction, 16 Water St Unit B, was a condominium unit sale. The $2 million Braley Road transfer involved two LLCs, one of them named as a "condominium" entity, distinguishing it from the month's residential buyer-seller sales. Of the nine transfers without a recorded price, eight listed a grantor and grantee sharing the same family surname, consistent with transfers into or out of a family trust, a life estate, or between family members, rather than sales to an unrelated buyer. Those included transfers tied to the Maguire, Rego, Barrows, Sylvia, Darroch, Dawson, Bravo/Preston and Laporte families.
