Rockland Street's $2.165 Million Deed Leads Dartmouth's Latest Sales Batch

DARTMOUTH -- Rockland Street was the busiest address in Dartmouth's property records over the past month, with four separate deeds recorded on the street, including the period's highest-priced sale at $2,165,000. Across the town, 70 deeds were recorded between July 24 and Aug. 22, though only 27 disclosed a sale price.

MARKET OVERVIEW

Bristol County (New Bedford District) Registry of Deeds records show 70 total property transfers in Dartmouth during the period, with disclosed sale prices ranging from $175,000 to $2,165,000. Among the 27 sales with a recorded price, the median was $557,000. The overall deed count of 70 is a large number of recorded transfers for a single month, but more than half of those, 43 of 70, carried no disclosed consideration amount, meaning raw volume alone overstates the pace of arm's-length market activity. A review of grantor and grantee names shows many of the undisclosed transfers involved a seller and buyer sharing the same last name, or the same individual named as both seller and buyer, typically when a property moved into a trust.

TOP SALES

The month's highest-priced transaction was 3 Rockland St, which sold for $2,165,000 on July 30. The seller was Dhani LLC and the buyer was Margaret Bussiere. Next was 105 Rockland St, which sold for $1,295,000 on Aug. 20; Shawn Foley sold to Richard Dana Lovett Jr. At 56 Hidden Bay Dr, the sale price was $1,100,000 on Aug. 12, with Craig Lippincott selling to the Lynne A. Brodeur Trust. A sale at 21 Chase Rd brought $910,000 on Aug. 13, with Radu Eugen Gafitanu selling to Donna D. Robertson. Rounding out the top five, 264 Collins Corner Rd sold for $875,000 on July 28, with Donna D. Robertson as the seller and George Tosa as the buyer.

NEIGHBORHOOD BREAKDOWN

Rockland Street recorded four deeds in the period: the $2,165,000 sale at 3 Rockland St, the $1,295,000 sale at 105 Rockland St, a $625,000 sale at 220 Rockland St, and an undisclosed-price transfer at 40 Rockland St. Smith Neck Road also saw four deeds, at 788, 384, 702 and 252 Smith Neck Rd, with disclosed prices of $750,000 and $685,000 at the two that reported a sale amount. Hixville Road had three transfers, at 818, 278 and 1054 Hixville Rd, with one disclosed price of $649,000. Bakerville Road, Fisher Road and Wilson Street each had two recorded deeds.

Among the 27 sales with disclosed prices, 10 sold under $500,000, 14 sold between $500,000 and $1 million, and three sold above $1 million: the Rockland Street, Hidden Bay Drive and Chase Road sales listed above.

MARKET NOTES

More than half of the period's 70 recorded deeds, 39 by count of matching or related names, involved a seller and buyer sharing a surname or the same individual as both parties, consistent with property moving into a family trust, being transferred between relatives, or being retitled by the same owner. That pattern is most visible in the wave of transfers where an individual's name appears as seller and their name followed by "TR" appears as buyer, such as at 62 Millers Dr, 30 Twin Ponds Dr and 14 Eddy St. Deed records do not include property type, so it is not possible to distinguish single-family homes from condominiums or multi-family properties in this dataset. Beds, baths and square footage were not available from the deed records and are omitted. One name, Donna D. Robertson, appears as both a buyer, on the $910,000 Chase Road sale, and a seller, on the $875,000 Collins Corner Road sale, within the same period; the data does not indicate whether the two transactions are related.
