Fairhaven Sale Prices Range Widely as Family and Trust Deeds Dominate Filings

FAIRHAVEN -- The Bristol County (New Bedford District) Registry of Deeds recorded 40 property transfers in Fairhaven between July 24 and Aug. 22. A sale price was disclosed in fewer than half of those transactions, and among the 17 with a recorded price, deals ranged from $280,000 to a $930,000 sale on Sconticut Neck Road.

MARKET OVERVIEW Of the 40 recorded deeds, 17 included a disclosed consideration amount. Prices on those transactions ranged from $280,000 for a unit at 302 Ocean Meadows to $930,000 for 123 Sconticut Neck Road, with a median of $500,000. The remaining 23 transfers, 58 percent of the total, listed no sale price, which the registry's data shows is common for deed records and does not by itself indicate the terms of the transaction. Forty recorded transfers over four weeks is a substantial count by raw volume, though with more than half of the deeds lacking price data, the figures above describe only the disclosed portion of the market.

TOP SALES The month's highest-priced transaction was 123 Sconticut Neck Road, which sold for $930,000 on July 31. The seller was Prospect Realty Partners LLC and the buyer was Vrakas Group Realty LLC. At 2 Starboard Drive, Giuseppe Maruggi bought the property for $650,000 on Aug. 12 from Starboard Drive Nominee Trust. At 133 Sycamore Street, Carlos Araujo bought the property for $610,000 on Aug. 5 from Robert James Fitzsimmons Jr. At 20 Rogers Street, the Timothy S. Robinson Irrevocable Trust bought the property for $575,000 on Aug. 13 from Douglas J. Barresi. At 131 Spring Street, Raymond G. Smith bought the property for $572,500 on July 30 from the Else Mjolhus Revocable Trust.

NEIGHBORHOOD BREAKDOWN Main Street accounted for five recorded transfers during the period, at 1, 16, 17, 121 and 418 Main St., though only two, at 16 Main St. ($375,000) and 17 Main St. ($400,000), had a disclosed price. Adams Street had three transfers, at 47, 63 and 146 Adams St., none with a disclosed price. Green Street had three transfers, at 33 ($500,000), 44 (price not disclosed) and 141 Green St. (price not disclosed). Starboard Drive had two sales, at 2 Starboard Dr. ($650,000) and 3 Starboard Dr. ($500,000), both sold by Starboard Drive Nominee Trust within nine days of each other. Ocean Meadows, Sycamore Street and Birchfield Street each had two recorded transfers. Among the 17 disclosed sales, eight were priced under $500,000 and nine were priced between $500,000 and $1 million; none exceeded $1 million.

MARKET NOTES Eighteen of the 40 recorded deeds, 45 percent, involved a grantor and grantee sharing the same name or surname, a transfer into or out of a trust, or an estate transfer processed by a personal representative. Those included self-to-trust transfers at 47 Adams St., 63 Adams St., 44 Green St., 8 Tecumseh Ave., 15 Manuel St., 18 Church St., 8 Blossom St., 3 Pleasant St., 141 Green St., 161 Alden Rd., 238 Alden Rd., 4 Birchfield St., 551 Sconticut Neck Rd. and 25 Tripp St., along with an estate transfer on Birch Street from a personal representative to a new owner. None of these 18 transactions had a disclosed sale price. Relentless Real Estate Group LLC was the recorded buyer in two transactions during the period, at 43 Oxford St. ($485,500) on Aug. 5 and 33 Green St. ($500,000) on July 31. Two properties, 25 Tripp St. and 47 Adams St., were sold by the same grantor, Christine E. Lodge, to the same grantee, Meredith L. Smith, TR, on the same day, Aug. 20.
