SOMERSET -- Eighteen residential property transfers were recorded in Somerset between July 10 and Aug. 8, according to Bristol County (Fall River District) Registry of Deeds records, with disclosed sale prices ranging from $445,000 to $640,000 and a median of $525,000.

MARKET OVERVIEW

The registry recorded 18 total property transfers for the period, though only 12 included a disclosed sale price; the remaining six were transfers where no consideration amount was listed in the deed, a pattern common in family, trust, and estate transactions. Among the 12 disclosed sales, prices ranged from $445,000 for 535 Shirley Ave. to $640,000 for 205 Eastview Ave., with a median of $525,000. Wellesley Drive was the only street with more than one recorded transfer in the period: a unit at 80 Wellesley Dr. sold for $525,000 on July 15, while a unit at 70 Wellesley Dr. changed hands on July 22 within the Mello family with no price disclosed. By price tier among the 12 disclosed sales, four fell under $500,000 (535 Shirley Ave. at $445,000; 1206 Old North St. at $460,000; 111 Mt Vernon Ave. at $489,000; and 175 High St. at $495,000).
