SOMERSET -- Nineteen residential property transfers were recorded in Somerset between June 19 and July 18, with a Pilot Drive property fetching $971,700, the period's highest disclosed sale price.

MARKET OVERVIEW Nineteen sales were recorded in Somerset over the four-week period. Among the 14 transactions with a disclosed sale price, prices ranged from $170,000 to $971,700, with a median of $512,500. Five deeds, more than a quarter of the total, carried no disclosed consideration amount, which is common for deed records and does not necessarily indicate a non-sale transfer. Nineteen recorded transactions in four weeks represents a steady volume of turnover for the town, though the data provides no prior-period figures for direct comparison.

TOP SALES 365 Pilot Dr. sold for $971,700 on June 23, the period's highest recorded price. Seller Justin Vieira transferred the property to buyers Carlos H. Patricio and Linda M. Patricio, both listed as trustees.

1870 County St., Lot 5, sold for $660,000 on June 26. Sellers Amanda Borges and Justin M. Rego transferred the property to buyer Mackenzie Wesley Wyman.

MARKET NOTES Five of the 19 recorded deeds appear to be transfers within the same family or into a trust rather than open-market sales: a Prospect Street property moved from an individual owner into a revocable trust bearing her name; a Lynch Avenue property moved into a family irrevocable trust; a Lepes Road, a Butterworth Drive and a Westhill Avenue property each transferred among individuals sharing a surname; and a Lacerda Lane property transferred from an estate to a family member. None of these five carried a disclosed sale price.
