Somerset Sale Prices Span $350,000 To $855,000 Over One Month

SOMERSET -- Twenty properties changed hands in Somerset between July 24 and Aug. 22, with recorded sale prices ranging from $350,000 to $855,000 and a median of $535,000, according to deeds filed at the Bristol County (Fall River District) Registry of Deeds. Six of the 20 transactions, nearly a third, carried no disclosed sale price, and most of those appear to be transfers within the same family or into a trust.

MARKET OVERVIEW The registry recorded 20 deed transfers for Somerset addresses during the period. Of those, 14 listed a consideration amount, ranging from $350,000 to $855,000, with a median of $535,000. The remaining six carried no disclosed price, which is common for family, trust and estate transfers and does not necessarily indicate a discounted or below-market sale. Based on raw count alone, 20 recorded transfers in a four-week span reflects a period of ordinary activity; the data does not include prior-month or year-ago figures for comparison.

TOP SALES The highest-priced transaction was 57 Oneil Rd, Par 2, which sold for $855,000 on July 31. The second-highest sale was 92 Everett St, Lot 4, which sold for $685,000 on Aug. 7; sellers Paul D. Chodkowski Jr. and Elizabeth Anne Chodkowski sold to David J. Bucklin and Caisie M. Bucklin. At 15 Dolphin Cir, Par 5, the property sold for $651,000 on Aug. 6, with sellers Nicholas R. Pierce and Nicholas Pierce transferring to Emily R. Rose and Kevin Patrick Rose. A fourth notable sale was 74 South St, which sold for $595,000 on Aug. 14; the deed lists sellers Michael Paquette and Stephen Paskowski but no buyer name. Rounding out the top five, 26 Robin Ln, Lot 10, sold for $564,810 on July 31, with the Yugenys Trust and trustee Maria Yugeny Escobar as sellers and Venilde Connie Botelho and Nuno Teixeira as buyers.
