Westport sale prices span from $100,000 to $2.8 million in latest deeds

WESTPORT -- A Howland Road property sold for $2.8 million in mid-August, the top recorded transaction in a month that saw 51 deeds filed at the Bristol County (New Bedford District) Registry of Deeds, according to registry data covering July 24 through Aug. 22.

MARKET OVERVIEW Fifty-one deeds were recorded in Westport during the period, a large raw count of filings for a single month. Of those, 22 listed a disclosed sale price, ranging from $100,000 to $2,800,000, with a median of $590,000. The other 29 transactions, more than half the total, carried no disclosed consideration amount, which is common for deed records and does not necessarily indicate a lower-value or non-market transaction. Many of the undisclosed-price filings appear to be transfers within a family or into a trust rather than open-market sales, which limits how much the disclosed-price sample alone says about overall market pricing this period.

TOP SALES The month's highest-priced transaction was 177 Howland Road, which sold for $2,800,000 on Aug. 14; John H. Morrison was the seller and Andrew Charles Wert the buyer. At 70 Sycamore Lane, Adiel D. Maciel Jr. sold to Zachary Sylvain for $1,449,000 on July 24. Also on July 24, 7 Diane Way sold for $765,000, with Zachary Sylvain as seller and Derek Goncalo as buyer. At 847 Division Road, Thomas C. Howd sold to Thomas A. Goltz for $1,050,000 on July 31. Rounding out the top five, 62 Lighthouse Lane sold for $935,000 on Aug. 17, with Gary S. Trudeau as seller and Amanda Martins as buyer.

NEIGHBORHOOD BREAKDOWN Among disclosed-price sales, six transactions were under $500,000: 8 Whalon Way ($100,000), 33 Johnson Street ($243,000), 11 Marcotte Drive ($375,000), 18 Gifford Road ($410,000), 5-7 Beeden Place ($475,000) and 7 Keith Drive ($475,000). Thirteen sales fell between $500,000 and $1 million, the largest cluster of the period, including both Plymouth Boulevard sales, 50 Plymouth Boulevard ($615,000) and 165 Plymouth Boulevard ($540,000). Three sales topped $1 million: 847 Division Road, 70 Sycamore Lane and 177 Howland Road. Old County Road saw three separate deed filings this period, at 667, 496 and 455 Old County Road, though none listed a disclosed price. Gifford Road also had two filings, one disclosed ($410,000) and one not.

MARKET NOTES No consistent property-type breakdown (single-family, condo, multi-family) is available from the deed data provided. Among sellers, two entries were corporate or business names rather than individuals: Simmons Development Inc., which sold 26 James Avenue for $905,000, and BPH Holdings LLC, which sold 11 Marcotte Drive for $375,000; Haven Home Builders Inc. and Riley Homes LLC also appear as a seller and buyer, respectively, in undisclosed-price transactions. A notable pattern in this period's filings: at least 24 of the 51 recorded deeds, nearly half, list a grantor and grantee sharing the same surname or a grantor transferring property into a trust bearing their own name, consistent with estate planning or intra-family transfers rather than open-market sales. Separately, Zachary Sylvain appears as both a buyer (70 Sycamore Lane, $1,449,000) and a seller (7 Diane Way, $765,000) in deeds recorded the same day, July 24.
