Acushnet median sale price holds at $591,000 across 16 priced deeds

ACUSHNET -- A single-family property on Gammons Road sold for $1 million in September, the top recorded transaction in Acushnet's latest batch of deed filings, as the town recorded 32 total transfers from Aug. 21 through Sept. 19.

MARKET OVERVIEW Of the 32 deeds recorded during the period, 16 carried a disclosed sale price, ranging from $375,000 to $1 million, with a median of $591,000. Three sales show price not yet available, and 13 transfers were recorded for nominal consideration, meaning no market price applies. Based on the raw count of 16 priced sales over a roughly four-week span, the period shows moderate transaction volume; the data does not permit comparison to other periods or regions.

NEIGHBORHOOD BREAKDOWN Main Street produced the most priced activity, with four sales ranging from $375,000 to $840,000: 711 Main St ($840,000), 1527 Main St ($655,000), 1236 Main St ($590,000) and 270 Main St ($375,000). Middle Road saw one priced sale, 66 Middle Rd at $592,000, alongside two nominal-consideration transfers at 308 and 330 Middle Rd, both involving parties named Cioper. Wing Road and Wing Lane together recorded one priced sale, 44 Wing Rd at $445,000, plus nominal transfers at 63 Wing Rd and 50 Wing Ln. By price tier, four sales closed under $500,000, 11 sales fell between $500,000 and $1 million, and one sale, 28 Gammons Rd, reached $1 million.

MARKET NOTES Thirteen of the 32 recorded deeds, more than a third, were nominal-consideration transfers rather than market sales. Several involved parties sharing a surname or a trust designation, including Monte to Monte Y TR at 26 Frank St, Cioper TR to Cioper at 330 and 308 Middle Rd, Czapiga TR to Czapiga at 9 Garrison Ln, Alvernaz to Alvernaz TR at 50 Wing Ln, Skrutski to Skrutski TR at 103 Tootle Ln, and Lee-Foley to Lee-Foley at 63 Wing Rd, consistent with family or trust-related transfers. Three additional transfers, at 27 Hathaway Rd and 230 Leonard St, also involved matching surnames (Poirier to Poirier and Teixeira to Teixeira) but show price not yet available rather than nominal consideration. Corporate entities appeared on both sides of the market: VDEV Development Corp LLC sold 711 Main St for $840,000, Castelo Homes Inc sold 40 Wamsutta Ave for $527,500, and Shambhushiv LLC bought 270 Main St for $375,000. No bedroom, bathroom or square-footage figures were available from deed records for any property, so no price-per-square-foot comparisons can be made this period.
