DARTMOUTH -- Dartmouth recorded 73 property transfers at the Bristol County (New Bedford District) Registry of Deeds between Aug. 28 and Sept. 26, with sale prices ranging from $170,000 to $2,850,000 among the 37 transactions that carried a recorded price so far.

MARKET OVERVIEW

Of the 73 deeds recorded in the period, 37 included a sale price at the time of this report; the remaining 36 were either nominal-consideration transfers or had a price that had not yet reached the registry. Among the 37 priced sales, prices ranged from $170,000 to $2,850,000, with a median of $537,000. Thirty of the 73 total deeds were recorded as nominal-consideration transfers, meaning a token amount such as $1 or $10 was listed rather than a market price; several of those involved a grantor and grantee sharing a surname or a buyer entity with "TR" or "TRUST" in its name. Six additional entries showed a sale date but no price yet on file. With 37 confirmed market sales recorded in a roughly one-month window, transaction volume appears active based on the raw count, though a sizable share of total deed activity reflects non-market transfers rather than open-market purchases.

The period's highest-priced transaction was 23 High St., which sold for $2,850,000 on Sept. 2; the seller was HWHL Wyoming Holdings LLC and the buyer was Raymond F. Armstrong. Next was 58 Naushon Ave., which sold for $2,350,000 on Sept. 10, with Kathleen McQuiggan, trustee, as seller and Sarah Engebretsen as buyer. The third-highest sale was 665 Horseneck Rd. at $1,603,000 on Sept. 16, sold by Edward J. Reilly, trustee, to Duncan McFarland. Rounding out the top tier was 523 Old Westport Rd., which sold for $1,163,000 on Sept. 25, with Brenda E. DeSilva as seller and Michelle Medeiros as buyer. A fifth notable sale, 6 Moxon Ln., sold for $875,000 on Sept. 11, with Ruth G. Dean, trustee, as seller and Heather A. Swain as buyer. Bedroom, bathroom and square-footage figures were not available in the deed records for these or any other properties in this report.

NEIGHBORHOOD BREAKDOWN

Longview Drive saw two separate sales in the period: 70 Longview Dr. sold for $599,900 on Sept. 24, and 11 Longview Dr. sold for $720,000 on Sept. 15. No other street recorded more than one priced sale in this dataset. By price tier, 15 of the 37 priced sales fell under $500,000, ranging from $170,000 (3 Jacintho St.) to $495,000 (13 Northfield Ln.). Eighteen sales fell between $500,000 and $1 million, including the $537,000 median sale at 16 Beverly St. Four sales exceeded $1 million: 523 Old Westport Rd., 665 Horseneck Rd., 58 Naushon Ave. and 23 High St.
