Acushnet Home Sale Tops $1.2 Million as Median Price Holds at $480,000

ACUSHNET -- A property on Alison Drive sold for $1,277,500 last month, the highest-priced of 28 deed transfers recorded in Acushnet between July 24 and Aug. 22. Eleven of those transfers, all lacking a disclosed sale price, moved property between parties sharing the same or a related surname.

MARKET OVERVIEW The Bristol County (New Bedford District) Registry of Deeds recorded 28 property transfers in Acushnet during the period. Disclosed sale prices ranged from $25,000 to $1,277,500, with a median of $480,000 among the 17 transactions that reported a price. The remaining 11 sales, 39 percent of the total, listed no consideration amount. A count of 28 recorded deeds in one month is a substantial volume for the town, though with nearly four in ten transactions carrying no price, the disclosed-price figures describe less than two-thirds of the period's activity.

Indio. 14 Ludlow Street sold for $635,000 on Aug. 21. Carlos H. Mota Jr. sold the property to Maria Vierbickas. 1324 Main Street sold for $607,500 on Aug. 20. Louis Berard sold the property to Diane L. Bernardo.

NEIGHBORHOOD BREAKDOWN Main Street recorded two sales: 1324 Main St. for $607,500 and 363 Main St. for $500,000. A Coulombe Street property (listed in the dataset as both "Coulombe" and "Coulumbe") saw two transfers, at 35 and 56 Coulumbe/Coulombe streets, neither with a disclosed price. Burr Avenue and Burr Street each recorded a transfer at the number 57 on Aug. 6, both listing Eldon Hopkins as both seller and buyer. No other street had more than one recorded sale in the period. By price tier among the 17 disclosed sales: nine sold below $500,000, seven sold between $500,000 and $1 million, and one, the Alison Drive property, sold above $1 million.

MARKET NOTES Every one of the 11 sales without a disclosed price involved a seller and buyer sharing the same or a closely related surname: 63 Wing Road, 12 South Orchard Street, 35 Coulumbe Street, 22 Douglas Lane, 57 Burr Avenue, 57 Burr Street, 22 Blain Street, 56 Coulombe Street, 10A Wood Road, 8 Wamsutta Avenue and 3 Beechwood Drive. These transfers moved property into a trust or between family members rather than to a new owner. By contrast, all 17 sales that disclosed a price were between apparently unrelated parties. The dataset includes at least one condominium-related sale: 12 Hayes St., sold by Village Green Condominiums LLC for $524,900. The lowest disclosed price in the period was a $25,000 sale of a parcel on Morton Lane, sold by Howard Tucker to Buzzards Bay Coalition Inc., a corporate buyer rather than an individual. Bedroom, bathroom and square-footage figures are not available from deed records for any of the period's transactions.
