Acushnet Sale Prices Range Widely as Median Holds Near $525,000

ACUSHNET -- Thirty-six properties changed hands in Acushnet between July 10 and Aug. 8, with disclosed sale prices ranging from $25,000 to $1,277,500 and a median of $524,900, according to Bristol County (New Bedford District) Registry of Deeds records.

MARKET OVERVIEW The registry recorded 36 deed transfers during the period, of which 21 disclosed a sale price. Prices ranged from $25,000 for a parcel on Morton Lane to $1,277,500 for a home on Alison Drive. The median sale price among the 21 disclosed transactions was $524,900. The remaining 15 transfers, about 42% of the total, did not include a disclosed consideration amount, a pattern common among trust and estate conveyances. At 36 recorded transactions, deed activity in Acushnet was steady over the four-week span; the data does not permit a comparison to prior periods or to other communities.

TOP SALES The highest-priced transaction was 17 Alison Drive, which sold for $1,277,500 on July 31. Moniz Properties Inc. sold the property to Domingos Adao. 219 Leonard Street sold for $975,000 on July 17. Carla Almeida Fontes sold the property to Debra Arruda. 218 Main Street sold for $940,000 on July 10. Resendes Family Nominee Trust sold the property to Abade Holdings LLC. 185 Mattapoisett Road sold for $850,000 on July 28. Shane Tracy sold the property to Mark Winterbottom. 15 Heritage Road sold for $728,500 on July 30. Karen L. Roderick-Bates sold the property to Kristin J. Indio.

NEIGHBORHOOD BREAKDOWN Main Street saw the most recorded activity of any street, with four sales during the period: 363 Main St. ($500,000), 488 Main St. (price not disclosed, a trust transfer), 853 Main St. ($577,875) and 218 Main St. ($940,000). Jean Street, James Street, Mattapoisett Road, Morton Lane and Middle Road each recorded two sales apiece. Hayes Street also appeared twice, tied to Village Green Condominiums LLC, which bought parcels on Garfield Street and Hayes Street and separately sold a unit at 12 Hayes St. for $524,900. By price tier among the 21 disclosed sales: nine were under $500,000, eleven fell between $500,000 and $1 million, and one, 17 Alison Drive, topped $1 million.

MARKET NOTES Thirteen of the 36 recorded transfers, roughly one in three, listed the same name or a closely related family name as both grantor and grantee, a pattern consistent with trust or estate conveyances rather than open-market sales; none of these 13 transfers disclosed a price. Buzzards Bay Coalition Inc. appeared as buyer in two transactions: a $200,000 purchase at 91 So Main St. and a $25,000 purchase of a parcel at 0 Morton Lane. Village Green Condominiums LLC was party to three recorded deeds, buying land on Garfield Street and Hayes Street and selling a unit at 12 Hayes St. Bed, bath and square-footage figures were not available in the deed records reviewed for this report.
