Fairhaven Sale Prices Span $205,000 To $2.9 Million In September Deeds

FAIRHAVEN -- The Bristol County (New Bedford District) Registry of Deeds recorded 33 property transfers in Fairhaven between Sept. 4 and Oct. 3, with sale prices ranging from $205,000 to $2,945,000 and a median of $420,000 among the 21 transactions with a price on record so far.

MARKET OVERVIEW Of the 33 recorded deeds, 21 carry a sale price; the remaining 12 are either pending the registry's typical data lag or involve transfers between an owner and their own trust. Among priced sales, the range ran from $205,000 to $2,945,000, with a median of $420,000. A raw count of 33 transfers in a one-month period indicates sustained deed activity in town, though the mix includes several non-arm's-length transfers that are not conventional home sales.

TOP SALES The month's highest-priced transaction was 1 Smugglers Road, which sold for $2,945,000 on Sept. 9. Seller Keith Decker transferred the property to David P. Schenkein, trustee. Two properties sold the same day, Oct. 2, for $950,000 each: 2-8 Alphonse Drive and 312-314 Huttleston Avenue, both sold by Lauren B. Gonsalves, trustee, to Botelho Family Properties LLC. At 212 Main St., Ana Mendonca sold to David J. Giammalvo for $675,000 on Sept. 10. Rounding out the top five, 12 Brook Drive sold for $635,000 on Sept. 16, with Daniel James Pitiger selling to Melanie Pereira.

NEIGHBORHOOD BREAKDOWN Huttleston Avenue saw a cluster of activity: the two $950,000 sales noted above closed Oct. 2, and a third property at 316 Huttleston Ave. transferred from Jake W. Louro, trustee, to Lauren B. Gonsalves, trustee, the day before, with price not yet available. Weeden Road and Floral Drive also saw a coordinated set of transfers: 0 Weeden Road, 121 Weeden Road and 2 Floral Drive each sold for $205,000 on Sept. 15, all from seller Philip Y. Denormandie to the Compact of Cape Cod Conservation Trusts Inc. Main Street recorded two sales: 138 Main St. for $310,000 and 212 Main St. for $675,000. By price tier, 13 of the 21 priced sales fell under $500,000, seven fell between $500,000 and $1 million, and one, the Smugglers Road sale, exceeded $1 million.

MARKET NOTES Of the 12 transfers without a recorded price, nine involve an owner transferring property to themselves as trustee, including sales at Manor Drive, Akin Street, Fort Street, Maple Avenue, Elizabeth Street, Elm Avenue, Ocean Avenue, Mill Road and Wilding Street. These are estate or trust transfers rather than open-market sales. Limited liability companies appear on both sides of several deeds: Botelho Family Properties LLC and Seaspray Holdings LLC as buyers, and Sun Harbor Fairhaven LLC, M & R Real Estate LLC and U.S. Bank Trust National Association, as trustee, as sellers, suggesting a share of September's activity involved investment or institutional holders rather than individual buyers and sellers. No bedroom, bathroom or square-footage data was available in the deed records for this period.
