Fall River Sale Prices Range Widely From $35,000 to $4.66 Million

FALL RIVER -- Sixteen property transfers were recorded in Fall River over the past month, led by a $4,664,375 commercial sale that dwarfed every other transaction in the batch. Twelve of the 16 sales carry a recorded price so far; the remaining four are expected to post a price within about a week, per standard registry timing.

MARKET OVERVIEW The city recorded 16 deed transfers for the period, with 12 showing a sale price. Those 12 priced sales range from $35,000 to $4,664,375, with a median of $534,000. The raw count of 16 transfers is a single data point; Townbrief does not have prior-month Fall River figures on hand to say whether that represents a pickup or a slowdown in pace.

TOP SALES The month's largest transaction was a $4,664,375 sale with no street address listed in the deed record, transferred from Broadway Realty Nominee Trust, with Pedro Messias as trustee, to Colbea Enterprises LLC. It was the only sale in the period above $1 million.

At 149 Mason St., a parcel sold for $710,000, with M Investments LLC selling to Callie and Joshua Mendicino.

At 34 Danforth St., a property sold for $685,000, with Appleton Grove LLC selling to Antoine Jocelyn and Rebecca Weenshel.

At 192 Jepson St., a property sold for $665,000, with Antonio M. Igrejas selling to Luis F. and Maria C. Matos.

At 40 Lincoln Ave., a property sold for $657,000, with Pedro J. Vargas and Joamys E. Sanchez selling to Roseleine Joseph and Rulz Jude Joseph.

NEIGHBORHOOD BREAKDOWN Vale Street saw two separate transfers in the period: Unit 16 sold for $237,500, while Unit 2, in the same building, has not yet posted a price. By price tier among the 12 sales with recorded figures, six sold under $500,000: 121 Flynn St. ($453,000), North Main Street Unit 18 ($359,000), 449 Chicago St. ($313,400), Vale Street Unit 16 ($237,500), 63 Tower St. ($80,000) and Globe Street Unit 2B ($35,000). Five sold between $500,000 and $1 million: Mason Street, Danforth Street, Jepson Street, Lincoln Avenue and 199 Franklin St. ($615,000). One sale, the unaddressed commercial property, exceeded $1 million. No other street had more than one recorded sale in the period.

MARKET NOTES The data shows a mix of property types. Several addresses carry unit or lot designations, including Vale Street (units 16 and 2), North Main Street (Unit 18) and Globe Street (Lot 2B), indicating condominium sales, while Flynn Street's lot designation points to a subdivided parcel. The remaining addresses with recorded prices, including Mason, Danforth, Jepson, Lincoln and Franklin streets, carry no such designation.

Four of the 16 recorded transfers show the same family name as both grantor and grantee: 45 Bigelow St. (Nawrocki to Nawrocki), 186 Bark St. (Pacheco to Pacheco and Bertrand), 135 Vale St. Unit 2 (Marcel to Marcel and DiNucci) and 816 Locust St. (Teixeira to Cabral and Teixeira, both trustees). These appear to be trust or estate-related transfers within the same family rather than open-market sales; no sale price has posted for any of them, and deed records alone do not indicate the reason for the transfer.
