Dartmouth Home Sale Prices Hold Steady Near $538,500 Median In September

DARTMOUTH -- A $26.4 million sale of a clinic building on Faunce Corner Road dominated Dartmouth's real estate activity between Sept. 4 and Oct. 3, even as the town's residential market held to a median price of $538,500 across three dozen priced transactions.

MARKET OVERVIEW

The Bristol County (New Bedford District) Registry of Deeds recorded 74 Dartmouth property transfers during the period. Of those, 36 included a sale price, 34 were nominal-consideration transfers recorded for token amounts under $10,000, and four had prices not yet available in registry data. Among the 36 priced sales, prices ranged from $170,000 to $26,393,201, with a median of $538,500. Excluding the single commercial transaction at 535 Faunce Corner Road, the next-highest sale was $2,350,000, meaning that one deal accounts for the bulk of the range's spread. With more than a third of all recorded transfers carrying no market price, at least by raw count the period shows ongoing activity, though nearly half of all filings were non-sale transfers rather than market transactions.

TOP SALES

The largest transaction was 535 Faunce Corner Road, which sold Oct. 2 for $26,393,201. The seller was North Dartmouth 2005 LLC and the buyer was Dartmouth 535 Clinic Building 2026 LLC; the LLC-to-LLC structure and price indicate a commercial property rather than a residential sale. The second-highest sale was 58 Naushon Avenue, which sold Sept. 10 for $2,350,000; Kathleen McQuiggan, trustee, sold to Sarah Engebretsen. Third was 665 Horseneck Road, sold Sept. 16 for $1,603,000 by Edward J. Reilly, trustee, to Duncan McFarland. Fourth was 7 Ledgemont Lane, sold Sept. 29 for $1,325,000 by Donna R. Morash, trustee, to Cynthia H. Pilskaln. Fifth was 34 Shore Acres Road, sold Sept. 30 for $1,225,000 by Lisa Rose to Michael Norton.

NEIGHBORHOOD BREAKDOWN

Several streets recorded more than one transfer. Hathaway Road saw three filings: nominal-consideration transfers at 134 Hathaway Road and 162 Hathaway Road, plus a $420,000 sale at 56 Hathaway Road. Longview Drive had two sales, at 70 Longview Drive ($599,900) and 11 Longview Drive ($720,000). Naushon Avenue recorded both the period's second-highest sale, at 58 Naushon Avenue ($2,350,000), and a nominal-consideration transfer at 82 Naushon Avenue. Old Westport Road had two filings: 523 Old Westport Road sold for $1,163,000, while 31 Old Westport Road's price is not yet available. Ledgemont Lane combined a nominal-consideration transfer with the $1,325,000 sale at 7 Ledgemont Lane. Gaffney Road had a nominal-consideration transfer and a $235,000 sale.

By price tier among the 36 priced sales: 14 sold below $500,000, 15 sold between $500,000 and $1 million, and seven sold above $1 million, including the $26.4 million commercial transaction.

MARKET NOTES

Of the 74 recorded transfers, 34, or roughly 46%, were nominal-consideration transfers rather than market sales. Many of these involved matching grantor and grantee surnames or buyers listed with "TR" or "TRUST" designations, consistent with transfers into or within trusts; the deed data does not indicate why these transfers occurred. Four sales, at 62 Ritchfield Street, 31 Old Westport Road, 28 Emmett Avenue and 28 Tenley Avenue, have prices not yet available in registry data. No beds, baths or square footage figures accompanied any deed in this dataset, so no price-per-square-foot comparisons are possible. The data does not distinguish property type beyond what buyer and seller names suggest; the Faunce Corner Road transaction's LLC parties point to a commercial deal, but residential, condominium and multi-family status cannot otherwise be confirmed from deed records alone.
