Acushnet Home Sale Prices Range From $350,000 To $1 Million This Period

ACUSHNET -- Bristol County Registry of Deeds records show 36 property transfers in Acushnet between Sept. 4 and Oct. 3, but more than half carried only nominal consideration, reflecting transfers among family members or into trusts rather than market sales. Among the 16 transfers with recorded sale prices, the top sale reached $1 million at 28 Gammons Road.

MARKET OVERVIEW

Of the 36 recorded transfers, 16 had sale prices available, ranging from $350,000 to $1,000,000, with a median of $532,450. One additional transfer, at 12 Dorothy St., recorded without a price; that price is not yet available. The remaining 19 transfers were nominal-consideration transactions, each under $10,000, a token amount indicating a non-market transfer rather than a traditional sale. With 16 priced sales recorded over roughly five weeks, transaction volume for the period falls in a moderate range based on the raw count alone.

TOP SALES

The highest-priced transaction was 28 Gammons Road, which sold for $1,000,000 on Sept. 9; the seller was Andrew Seifert and the buyer was James M. Fortin Jr. At 23 Ashley Lane, the property sold for $875,000 on Sept. 24, with Jacqueline M. Michlitsch selling to Lily Glavin. The property at 711 Main St. sold for $840,000 on Sept. 15; the seller was VDEV Development Corp LLC and the buyer was Payge Costa-Mendonca. At 3 Cedar Hill Drive, the sale price was $749,000 on Sept. 24, with Jeremy F. Young selling to Joseph Henry Corbett. Rounding out the top five, 66 Middle Road sold for $592,000 on Sept. 15, with Marc A. Cenerizio selling to Katherine A. Carreiro.

NEIGHBORHOOD BREAKDOWN

Main Street saw the most sales activity of any street in the period, with four priced transactions ranging from $375,000 at 270 Main St. to $840,000 at 711 Main St., in addition to two nominal-consideration transfers recorded on Main Street. Middle Road recorded one priced sale, 66 Middle Road at $592,000, along with two nominal-consideration transfers at 330 and 308 Middle Road, both involving Teddy M. Cioper Tr. as seller. The remaining priced sales were spread across individual streets, including Slocum Street, Pageotte Street, Robinson Road, Ashley Lane, Lisa Avenue, Hayes Street, Mattapoisett Road, Wing Road, Gammons Road and Pembroke Avenue, each with a single sale. By price tier, six sales closed under $500,000: Slocum Street ($415,000), Pageotte Street ($480,000), 1539 Main St. ($400,000), Robinson Road ($350,000), 270 Main St. ($375,000) and Wing Road ($445,000). Nine sales closed between $500,000 and $1 million, and one sale, 28 Gammons Road, reached $1 million.

MARKET NOTES

Bed, bath and square-footage figures were not available in the deed records for this period, so no price-per-square-foot comparisons could be made. The period's 36 recorded transfers included 19 nominal-consideration transfers, nearly 53% of all activity. Several of these moved property between apparent family members or into trusts, based on matching surnames or "TR"/"TRUST" designations in the grantor and grantee names. Five properties, Nye Avenue, Proteau Street, and 127, 131 and 139 So. Main St., all transferred from Frank Niemiec to the Frank Niemiec Trust on the same day, Sept. 30. Similarly, Teddy M. Cioper Tr. transferred 330 Middle Road to Teddy M. Cioper and 308 Middle Road to Teddy M. Cioper Jr. on Sept. 16.

One priced sale, 14 Hayes St. for $524,900, listed the seller as Village Green Condominiums LLC, the only entry in this period's data explicitly indicating a condominium property; other property types could not be determined from the addresses alone. Limited liability companies appeared on several deeds beyond that sale, including 11 Snap Weed Lane LLC, Shambhushiv LLC, VDEV Development Corp LLC and Yahweh Properties LLC, as either buyer or seller.
