Disclosed Swansea Sale Prices Cluster Between $500,000 and $600,000 in June

SWANSEA -- A Palmer River Road property sold for $1.225 million in late June, the highest-priced of 13 Swansea real estate transfers recorded at the Bristol County (Fall River District) Registry of Deeds over the past month, while nearly half of the period's transactions were family or trust transfers that did not disclose a sale price.

MARKET OVERVIEW Registry records show 13 property transfers in Swansea between June 19 and July 18. Of those, seven listed a sale price, ranging from $515,000 to $1,225,000, with a median of $555,000 among the disclosed sales. The remaining six transfers -- nearly half of the period's activity -- involved family members, trusts or life estates and did not disclose a consideration amount, which is common for those transaction types. Based on the raw count alone, 13 recorded transfers in a one-month span represents a moderate volume of activity for the town; the data does not indicate whether this is higher or lower than typical.

TOP SALES 121 Palmer River Rd. sold for $1,225,000 on June 30, the period's highest recorded price. Cynthia Anterni, as trustee, sold the property to Andrew P. Thibaudeau. A Swansea property with no address specified in the deed record sold for $897,500 on June 30; Marc A. and Chanci D. Gadbois sold to Allison and Matthew Ferreira. 4 Clark Ln. sold for $596,500 on July 1, with Keith James and Heather A. Holleran selling to Ryan and Emily Warneke. 821 Pearse Rd. sold for $555,000 on June 26; Tina and Stephen C. Preble sold to John M. and Janet M. Rapoza. 265 Stevens Rd. sold for $550,000 on June 29, with seller JDC Property Management LLC transferring to John and Kurtis Julio.

NEIGHBORHOOD BREAKDOWN Ocean Grove Avenue accounted for two of the period's transfers -- 519 and 501 Ocean Grove Ave., both recorded June 29. In both cases, Timothy P. and Doreen E. Duggan transferred the properties into the Doreen E. Duggan Living Trust; neither deed disclosed a price. By price tier, no disclosed sales fell under $500,000. Six of the seven disclosed sales -- at 202 Baker Rd., 31 Krisper Ct., 265 Stevens Rd., 821 Pearse Rd., 4 Clark Ln. and the unaddressed Gadbois-to-Ferreira sale -- fell between $500,000 and $1 million. One sale, at 121 Palmer River Rd., exceeded $1 million.

MARKET NOTES Six of the 13 recorded transfers, or nearly half, were transactions among family members, into trusts, or involving life estates: the two Ocean Grove Avenue transfers, 70 Logan Ave. (also into the Doreen E. Duggan Living Trust), 60 Barbara Ln. (a transfer among Berube family members), 894 Wood St. (Shelly L. Estrella transferring to herself as life tenant with Robert B. Estrella as remainderman), and 164 Seaview Ave. (a transfer between John D. and Carminda M. Aguiar). None of these six disclosed a sale price. One disclosed sale, at 265 Stevens Rd., had a limited liability company, JDC Property Management LLC, as seller. One transaction, at 31 Krisper Ct., was completed through a power of attorney. Deed records do not include bedroom, bathroom or square-footage data, so no price-per-square-foot comparisons or property-type breakdowns are possible for this period.
