Fairhaven disclosed home prices span $175,000 to $930,000 in past month

FAIRHAVEN -- The Bristol County (New Bedford District) Registry of Deeds recorded 43 property transfers in Fairhaven between July 10 and Aug. 8, with the highest-priced sale, a $930,000 transaction on Sconticut Neck Road, anchoring a month in which fewer than half of all recorded deeds disclosed a sale price.

MARKET OVERVIEW

Of the 43 recorded transfers, 19 included a disclosed sale price, ranging from $175,000 to $930,000. The median sale price among those 19 disclosed transactions was $485,500. The registry recorded a large volume of activity for the period, though a substantial share of that volume consisted of transfers with no purchase price on file, a pattern common in trust, estate and family transactions. Prospective buyers and sellers should note that the median and price range reflect fewer than half of all recorded deeds.

TOP SALES

The month's highest-priced transaction was 123 Sconticut Neck Road, which sold for $930,000 on July 31. The seller was Prospect Realty Partners LLC and the buyer was Vrakas Group Realty LLC. The second-highest sale was 3 Collins Way at $900,000, recorded July 22, sold by Windmill Acres LLC to Shane P. Tracy. Third was 28 Winona Avenue at $795,000, recorded July 23, sold by Antone Arruda to Ryan Raymond. Fourth was 15 Grove Street at $670,000, recorded July 15, sold by Christine M. Meehan to Anthony E. Costa. Rounding out the top five was 133 Sycamore Street at $610,000, recorded Aug. 5, sold by Robert James Fitzsimmons Jr. to Carlos Araujo.

NEIGHBORHOOD BREAKDOWN

Several streets saw multiple recorded transfers this period. Adams Street had three: 146 Adams St. and 63 Adams St., both with no price disclosed, and 28 Adams St., which sold for $175,000. Alden Road also had three transfers, at 238 Alden Rd., 161 Alden Rd. and 386 Alden Rd., none with a disclosed price. Green Street had three: 141 Green St. and 44 Green St., both undisclosed, and 33 Green St., which sold for $500,000. Sconticut Neck Road had three transfers spanning a wide price spread: the $930,000 sale at No. 123, a $303,000 sale at No. 190, and an undisclosed transfer at No. 183. Sycamore Street had two disclosed sales, $610,000 at No. 133 and $445,000 at No. 21. Huttleston Avenue had two transfers, at 283 Huttleston Ave. and 67-73 Huttleston Ave., both undisclosed.

Among the 19 disclosed sales, 10 fell under $500,000: 28 Adams St. ($175,000), 14 Livesey Pkwy. ($195,000), 5 Suzanne Way ($290,000), 190 Sconticut Neck Rd. ($303,000), 604 Ocean Meadows ($330,000), 48 Farmfield St. ($331,000), 34 Calumet Rd. ($369,000), 21 Sycamore St. ($445,000), 35 Point St. ($446,900) and 43 Oxford St. ($485,500). Nine fell between $500,000 and $1 million: 33 Green St., 10 Ash St., 131 Spring St., 5 William St., 133 Sycamore St., 15 Grove St., 28 Winona Ave., 3 Collins Way and 123 Sconticut Neck Rd. No transfer this period had a disclosed price above $1 million.

MARKET NOTES

Of the 43 recorded transfers, 21 listed the same individual or family surname as both grantor and buyer, typically reflecting a transfer into or out of a trust, such as at 15 Manuel St., 8 Blossom St., 18 Church St. and 9 Jeannette St. None of those 21 transactions carried a disclosed sale price. Beds, baths and square footage are not available from deed records and are omitted from this report. Buyers named as limited liability companies appeared in several transactions, including Relentless Real Estate Group LLC, which was recorded as buyer in three separate deeds: 43 Oxford St. ($485,500), 33 Green St. ($500,000) and 5 William St. ($580,000).
