Fairhaven Home Prices Hold at $500,000 Median Amid Trio of Million-Dollar Land Sales

FAIRHAVEN -- Forty-four properties changed hands in Fairhaven between July 3 and Aug. 1, with disclosed sale prices ranging from $175,000 to $1,035,000 and a median of $500,000. The period's top price point was set three times over: the Buzzards Bay Coalition paid $1,035,000 each for three separate Fairhaven parcels recorded the same day.

MARKET OVERVIEW

The Bristol County (New Bedford District) Registry of Deeds recorded 44 Fairhaven property transfers during the period, a high volume of activity for a single month based on the raw count. Of those, 25 included a disclosed consideration amount; the remaining 19 listed no price. Disclosed prices ranged from $175,000 (28 Adams St.) to $1,035,000, with a median of $500,000 across the 25 priced sales. Because more than 40 percent of transfers did not disclose a price, the overall price range and median describe only part of the month's activity.

TOP SALES

Three parcels -- Berkley Drive, Nulands Neck and Stoney Cove -- each sold for $1,035,000, recorded July 8. Philip Y. DeNormandie was the seller of record for all three, and the buyer in each case was Buzzards Bay Coalition Inc. A fourth nearby parcel, 35 Berkley Drive, sold the same day for $545,000 from seller Denroc LLC to the same buyer, Buzzards Bay Coalition Inc.

123 Sconticut Neck Road sold for $930,000 on July 31. The seller was Prospect Realty Partners LLC and the buyer was Vrakas Group Realty LLC.

3 Collins Way sold for $900,000 on July 22. Windmill Acres LLC was the seller; Shane P. Tracy was the buyer.

28 Winona Ave. sold for $795,000 on July 23. Antone Arruda was the seller; Ryan Raymond was the buyer.

15 Grove St. sold for $670,000 on July 15. Christine M. Meehan was the seller; Anthony E. Costa was the buyer.

NEIGHBORHOOD BREAKDOWN

Sconticut Neck Road had three recorded transfers: 123 Sconticut Neck Road ($930,000), 190 Sconticut Neck Road ($303,000), and 183 Sconticut Neck Road (price not disclosed). Alden Road also had three: 266 Alden Road ($450,000), and 161 Alden Road and 386 Alden Road, both with prices not disclosed. Huttleston Avenue had three as well: 280 Huttleston Ave. ($450,000), and 283 Huttleston Ave. and 67-73 Huttleston Ave., both undisclosed. Bayview Avenue saw four transfers on a single day, July 8 -- 20, 21, 22 and 26 Bayview Ave. -- all with Jorge Cruz as seller and all with prices not disclosed.

By price tier among the 25 disclosed sales: 12 sold under $500,000, ranging from $175,000 to $450,000; 10 sold between $500,000 and $1 million, ranging from $500,000 to $930,000; and three sold at $1,035,000, the July high recorded on Berkley Drive, Nulands Neck and Stoney Cove.

MARKET NOTES

Of the 19 transfers without a disclosed price, most listed a grantor and grantee sharing the same or a related surname, or showed a transfer into or out of a trust -- for example, Bethany Dysvik to Bethany Dysvik on Hacker Street, Milton J. Dunlop Jr. to Nanci A. Dunlop, Trustee, on Gilbert Street, and Robin L. Bancroft to the Robin Lee Bancroft Nominee Trust on Birchfield Street. These transfers, along with the four Bayview Avenue parcels transferred by Jorge Cruz, are consistent with intra-family or estate-related conveyances rather than open-market sales; the deed data does not indicate motivation.

Limited liability companies and investment entities appear on both sides of several transactions, including Prospect Realty Partners LLC, Windmill Acres LLC, Denroc LLC, Vrakas Group Realty LLC, VCD Realty LLC, Oliveira Investment Inc. and Popes Beach Properties LLC, which was buyer on three of the four Bayview Avenue parcels. Relentless Real Estate Group LLC was the buyer in two separate transactions: 33 Green St. ($500,000) and 5 William St. ($580,000). Bed, bath and square-footage data are not available from deed records and are not reported here.
