Four disclosed Swansea sales span $300,000 to $589,000 in August

SWANSEA -- Fifteen property transfers were recorded in Swansea during the four weeks ending Aug. 29, but only four disclosed a sale price, ranging from $300,000 to $589,000. A closer look at the deed records shows most of the month's activity was family and trust paperwork rather than open-market sales.

MARKET OVERVIEW The Bristol County Fall River District Registry of Deeds recorded 15 property transfers tied to Swansea addresses between July 31 and Aug. 29. Of those, four listed a sale price, ranging from $300,000 to $589,000, with a median of $335,500 among the disclosed sales. The remaining 11 transfers, most of them moving property into revocable trusts or among family members with the same surname, did not include a consideration amount. Measured by raw deed count, 15 transfers is a moderate volume for the period, but only six of the 15 appear to be sales between unrelated parties. The other nine involved a grantor and grantee sharing a last name or a trust bearing the seller's name, patterns consistent with estate planning or intra-family transfers rather than market sales.

TOP SALES 175 Old Fall River Road sold for $589,000 on Aug. 7. Sellers Allen J. Florentine and Debora Maria Rodrigues Florentine transferred the property to Kylynn Ann Barbero and Timothy Joseph Barbero.

66 Little Neck Avenue sold for $360,000 on July 31. The Little Neck Avenue Nominee Trust, with Jean Claude Ambroise as trustee, sold the property to Sarah J. Deleppo.

181 Cedar Avenue sold for $311,000 on Aug. 10. Elizabeth J. Ritch sold the property, identified as Parcel B on plan book 101, page 39, to Erin and James Reynolds.

73 Elmwood Avenue sold for $300,000 on Aug. 4. Lisa Medeiros, also recorded as Lisa Ann Medeiros, sold the property to Zachary William Lyne.

Bed, bath and square footage figures are not available in deed records for any of the transactions above.

NEIGHBORHOOD BREAKDOWN No street recorded more than one transfer during the period, so sales are grouped by price tier among the four with disclosed figures. Under $500,000: three sales, at 73 Elmwood Ave. ($300,000), 181 Cedar Ave. ($311,000) and 66 Little Neck Ave. ($360,000). Over $500,000: one sale, 175 Old Fall River Road at $589,000. The other 11 transfers, spanning Hornet Road, Cummings Road, Hampden Lane, Shore Avenue, Sharps Lot Road, Vinnicum Road, Brook Road, Touisset Avenue, Cedar Cove Road, Stephen French Road and an unaddressed parcel, did not disclose a price and are not included in the tier breakdown.

MARKET NOTES Nine of the 15 recorded transfers moved property into a revocable trust or living trust, or between people sharing a surname, including deeds at 51 Cummings Road, 30 Hampden Lane, 87 Shore Avenue, 100 Vinnicum Road, 5 Brook Road, 63 Touisset Avenue, 68 Cedar Cove Road, 274 Stephen French Road and a parcel on Sharps Lot Road involving grantee Lorraine M. Lee. None of these nine listed a sale price. A 10th transfer, an unaddressed Swansea parcel from Pauline D. Laliberte to Stephen R. Laliberte and Donna Borges as trustees, follows the same pattern. The registry data provided does not distinguish single-family homes from condominiums or multi-family properties, and no square footage figures were available for any of the 15 transfers, so price-per-square-foot comparisons cannot be made this period.
